Ok, please let me know when they have sent the questions. My purchase seller messaged today also giving us an ultimatum. So now both my buyer and the purchase sellers are threatening to pull out.

Kwabena - the request was issued late yesterday so the conveyancer will be aware this morning. It's probable that they will be reliant on a third party to assist and as such more time maybe needed. But your conveyancer is best placed to explain what's needed and how much time might be needed K924159

Thanks Adam. I have prompted my solicitors. When you say how much time needed, are you referring to how much time it will take to respond ot are you referring to the whole thing, after the casework get their response? Is it possible to give details on what to expect when my solicitors respond? I.e., is this all rhe caseworker need to sign off and how long will it take?

Kwabena - how much time it takes them to respond. There's nothing else required but obviously if they respond with something different or unexpected other issues might arise. Best to speak to the conveyancer for clarity as request now issued.

Kwabena - the request relates to the registered title that wasn't transferred and compliance with the restriction registered against it. Your conveyancer will know who they need to deal with to obtain the required compliance.

Adam - can you check with the casework these questions for me. 1. Can they provide a document/supporting doc we can use to escalate the request from Homeground? 2. Do they really need the doc from homeground? I have been paying homeground for 5 years for this property so isn't it a weird that they have been requesting ground rent from me by name when my name wasnt even on the title? Could I provide payment evidence if homeground is being slow?

Kwabena - 1. No. The conveyancer will need to ask the restrictioner for their consent. 2. Yes 3. You should discuss options with your conveyancer with regards compliance with the restriction. What's required is explained in the request as issued.

Hi Adam - my conveyancer has just submitted the certificate. Can you please bring this up with the case worker and and they able to escalate it? The seller for my purchase sent a formal notice yesterday that their mortgage offer is expiring 31st July so we need to complete by then or the whole chain breaks. Would it be ok to get the case worker looking at it today and completing tomorrow due to the urgency? P.s. We had to go through 5 different companies to get this certificate

Hi Kwabena - i will flag the reply with the casework team. They are aware of the urgency but I can't be definitive re timescales as it needs to go back to one of our lawyers to approve/agree next steps as appropriate. I'll update here when I know more K924159

Hi Adam, can you check if the case worker has shared with the lawyer to review and sign off please? We got another email this morning requesting an update and asking if we can meet the 31 July completion as their mortgage offer is expiring

Hi Kwabena - they have and matters are progressing. I will update you today re the outcome which from a distance appears to be a positive one. If you can be patient for a little longer I can hopefully share something better and more concrete for you but we are both very reliant on others to complete the process.
