I purchased a flat with completion date on 29/Nov/2023. My solicitor lodged the registration application right after that but no confirmation of finalization untill now. 
I've purchased a report online yesterday but found it is still under the name of previous owner which makes me very nervous.  
Can you please help to check if there is any specific documents pending which make the process so long? Can you advise what should I do and how much longer I should wait?

Oriana - the current application was submitted on 23rd August and is now waiting to be processed. The purchase/transfer is protected but it's likely to be a few months at least before it is processed.

Dear Adam,

Thank you very much for your answer, do you mean my conveyancer/solicitor didn't lodge the application till 23rd August 2024 despite my purchase completed at 29/Nov/2023? 

This sounded like negligence from my solicitor, do you think applying the case to be expedited can speed up the process, thinking I may need to have this to start to renegotiate a new mortgage when the interest rate comes down. 

You are very helpful indeed, at least I am a bit less worried.

Oriana - that is correct. There can be delays post-completion although 8 months is a long time. However I can see that the conveyancer protected the transfer/purchase during that time through use of 'official searches' which aid the conveyancing process
So your purchase/ownership has bene protected but only your conveyancer can confirm why the time lag
If you decide to remortgage then it's at that point you can request expedition to keep the remaining wait time as short as possible. Intent to remortgage is not sufficient to warrant expedition but once you have a mortgage offer then the request can be made
At this moment in time there is nothing to be worried about re the application/your ownership

Thank you so much for your prompt reply and detailed explanation on the situation. I will go back to my solicitor to check with him on what was the reason about the gap not lodging the application in 8 months.  
Meanwhile, hope the process can be finalized soonest.

Two months passed since we last connect, it is now one year since my purchase, can you help me to check how much longer is required to have my purchase/ownership registered officially?

Oriana - it is still with us and waiting to be processed. The purchase/transfer remains protected and processing will start asap. The lengthy wait time is unfortunate but not something to worry about. We will notify the conveyancer once processing starts/is completed

Adam,

I am so happy that the registration is completed finally.  However, I noticed my registration document didn't mention about the Parking lot which was in the very begging of the registration and passed on to the 2nd owner and was being part of the purchase I entered. How do I know if this is part of my ownership?

Your help is highly appreciated.

Orianna - if a parking lot/space was included then I would suggest reading your lease to confirm. The lease may refer to your right to park in a space for example

Thank you for answering my question. 

As per your suggestion, I referred to the Lease originated at 23 June 2000, it was added a Deed of Variation on 20 Oct 2000 mentioned to the relevant Carpark.  Does this mean so long it is mentioned in these original document, I am secured?  Sorry for the question, as FTB, I am rather nervous on everything.

Oriana - unsure what you mean by 'secured' here but the Lease and Deed of Variation should be relied upon to understand what rights you have re parking, yes
If the seller explained what rights you have in writing then compare that with what the lease/deed both confirm also. If you are still unsure then I would go back to your legal representative and ask them to confirm for you
Whilst we can provide the registered information it is not our role to then explain the legal implications involved

Thank you very much for such a speedy reply.  I have read through my Official Copy of Register of Title again, there is a line mentioned the Deed dated 20 Oct 2000 which is related to the carpark.  It looks clear to me now, you are indeed very helpful and super professional.

Oriana - all the registered info is there in both documents. Picking a way through the legal wording can be tricky at times but glad to read you have established what you need to know
