Morning,

I am selling the property 19 Windsor Gardens WR10 2GL , and a member of your team helped a few weeks back to expedite the land registry updates in regards to the freehold title. The buyer’s solicitors won’t except it’s been updated without the office copy. Is there any chance you could please help with this to get this expedited?
many thanks,
Ellen Farrington

Morning Ellen - the new title for that property was completed in June last year. And the freehold title also refers to that new leasehold title/tenure.
There are a significant number of still pending applications against the freehold title to be processed and a number fo which are waiting on their conveyancers to provide more information
I would suggest asking your conveyancer to check/confirm with the buyer's conveyancer as to which application it is they are expecting to be completed before they can complete on the purchase bearing in mind the registration of the specific property, Number 19, is completed in respect of both titles/tenures
WR171826 & WR208961

Hi Adam,

thank you for your reply and the information. My solicitors have asked if this could be formally written up by yourselves in the form of a letter, so we can provide formal proof to the buyers solicitors that it has been completed, at which point we hope they would continue with the sale.

many thanks,

Ellen

Hi Ellen - if the solicitor needs something in writing then they should make the enquiry using our contact form and the support team will respond as appropriate. Guidance and support for property professionals - GOV.UK
I would stress though that both the leasehold and freehold registers refer to Number 19 so am unsure why 'more' is needed as the official copies show the current information
