Adverse Possession Update

We are in a chain where the only outstanding element preventing exchange and completion is the adverse possession application on our property. We have had adverse possession granted, waited three months (to give notice) and had it confirmed in writing that no objections have been made. Ten working days have elapsed since the notice expired and the chain is still waiting for an update. It looks as though the application has been referred to a senior case worker and I’d really like to get an update on whether anything else is required, and if it’s not, when the paperwork will be completed. We were led to believe that once the notice expired everything would be done pronto, but this is dragging so much without any proactive communication or expectation-setting from LR that the chain is getting very antsy. When we enquired yesterday we were told no one had worked on the case since the 18th June. Without any definitive answers my only option is to formally complain to LR about the situation. Please can some info be given and an ETA be shared? Thanks.

Georgia - sorry to read of the issues you are facing. I can't see any record of a contact from you using the name and email used on this forum. So I am in the dark as to which application you are referring to or what contact reference you were perhaps given yesterday Applications involving adverse possession claims are very complex and referral times are lengthy when our lawyers are involved. I suspect it is on referral and waiting for a lawyer to make a final review to confirm if all in order or not.

Thanks Adam - the title is SH65686. Not sure if this helps you locate something on your side, but any info you can share would be greatly appreciated. While I understand these things are complex, some transparency regarding timings or whether anything additional is needed would be helpful in this particular instance. With an unsteady chain having something concrete helps create some security. We’re also very close to the summer holidays and from a selfish point of view I’d love to avoid completing while school is out, if it can be helped!

Georgia - we’re testing a new service that will give citizens the ability to check the progress of an application online. These are citizens who have applied themselves and those who have applied through a conveyancer. The user research would involve a one to one Teams call lasting 45-60 mins If you are happy for me to email you the details to consider please respond to this post. There’s no obligation to respond here or to agree to the call once the specific details have been emailed. Purely an Ask on our part.
