Dealing with AS1 and AP1 forms to transfer a piece of small land adjacent to my business premises which was solely registered in my father's name. Father now deceased willing it to me.

I am not an executor to the will. 3 other family members are.

Conveyancer not involved, very minimal monitory value to the land.
Completing AS1 form done without any trouble, but a bit stuck with AP1 form.

AP1 guidance says they'll only deal with one person. I'd be grateful if you'd provide clarification to the following please.

AP panel 6 - The applicant - Do we enter all 3 executors names here?
AP panel 7 - One executor can send the application to the land registry with their details?
AP panel 14- Do I have to enter names of all 3 executors (as transferor) and my name also (as the transferee) in this column?
As the transferee, do I also need to send evidence of identity?
AP panel 15 - Can one of the executors be the applicant?

Also, do I need to send the registered title to the land and the plant that comes with it as evidence? Together with other required evidence such as the grant of probate etc.

Many Thanks

John - panel 6 is the name(s) of the person(s) to appear on the register as the legal owner(s) once updated
Panel 7 - name(s) of person(s) actually submitting the application and to whom we will return confirmation/copy of updated register
Panel 14 - yes
Panel 15 - signed and dated by the same person(s) as panel 7. Can be just one person

We need forms AS1, AP1 plus certified copy of probate. And identity verification ID1/ID3 for transferors and transferee as appropriate if value of land is over £6K

Here's our generic response to enquiries re transferring land from a deceased sole owner
Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.

On the death of the sole owner of a property, the property can be left to others, known as beneficiaries. Thank you very much for the prompt reply Adam. Much appreciated.

Still a bit confused over panel 6 & 7.

You stated, " Panel 6- name(s) of the person(s) to appear on the register as the legal owner(s) once updated.

That would be my name.

Panel 7 - Can I also be the person sending the application? even though I am not an executor to the will?

Panel 15 - As the applicant (and if I give my details in panel 7), can I sign here as well?

We are sending the completed AS1 form with all executors signatures and ID1 forms.

Apologies, but even after reading the guidance, just not clear the extent of the executors involvement in the AP form and if they have to sign anywhere on the AP 1 form at all.

Thanks again.

John - all correctly understood as you have stated.
The key thing here is that whoever is submitting the application form (AP1) completes and signs it.
The executors must execute the form AS1 but they don't have to have any role re the form AP1 unless they are actually submitting the application itself
As you are making the application then add your details to panel 7 and 15 with regards you applying to update the register
Panel 6 should also refer to you and your full name as it is you who will become the new registered legal owner
