Hi, the sellers of the property we are buying have submitted an adverse possession application (title deed: GM540412) which has been expedited. Please could you check the progress of this?

Hi LD - is that the correct title? There's no pending application against it or the adjoining titles. 
If the sellers have applied then they should have a title number and case (ABR) reference allocated by ourselves - please double check

I have been given an enquiry reference: 240729-3634455. Is this the same as the ABR reference? Thanks

L D - no that's an enquiry reference and it received an auto-response. It confirms the same title number and coincidentally an application was submitted against it yesterday 
The conveyancer has yet to request expedition but I'll flag with colleagues and ask them to do so.
I must stress as it's an adverse possession case it's going to still be some time before it's completed as there are a few stages to go through inc a site visit and wider checks to complete. Expedition simply gets it to the processing start line sooner.

Thanks Adam. I didn't realise the application hadn't been submitted when I originally asked as we were told it was submitted 2 weeks ago.

I know it depends on the case but are you able to confirm the average amount of time it takes for adverse possession cases to complete? Thanks

L D - three key stages usually
Stage 1 - initial consideration of the paperwork submitted and referral to senior officer to approve next steps. 2-3 weeks
Stage 2 - site visit/survey by Ordnance Survey - 2 weeks
Stage 3 - wider checks with adjoining or registered landowners - 3 weeks minimum
So even with expedition, which really only impacts on stage 1 happening asap, then you are looking at several more weeks to go yet. But that's if everything is in order of course

L D - it is with one our lawyers at present to decide as to whether it can proceed or not. That should be known in the next 24/48 hrs hopefully

Hi L D - the application has been cancelled/rejected and the conveyancer contacted with an explanation yesterday.
I'd suggest speaking to your conveyancer with regards contacting the seller's conveyancer to confirm/discuss next steps/options
