Dear Adam,
we are “landlocked” but have a strong case for a right of way due to necessity.
This is supported by legal counsel and by previous owner by statement of truth.
The road is a highway maintained by the council, but at the moment restricted as footpath, but it is the only way to access our property.
What is process to have the right of way entered on our title deed?
There is also an issue with one neighbour who claims that some of the utilities are on his land, but there seem to be different plans, so it doesn’t seem clear. What is the best way to ascertain clarification on ownership of the disputed land?

Dear Steve - it reads as if you need legal advice here but from a registration perspective then our PGs 52 and 62 deal with easements and how you might apply to register same  
Land registration: Practice guides - GOV.UK
Land ownership you can check online or by post if it is registered. If it's not then again legal advice is needed to consider what evidence you/the neighbour have re ownership
