Good Morning

My sale and purchase is about to fall through if the expedited application for the processing of a DoS and DoV are not processed this week. The Deeds purpose is to resolve a problem with the lease structure. The form of the deeds has already been agreed with the Land Registry, so the processing should be a simple matter. My solicitor submitted the expedited application on 18th December. Please could you kindly give me an indication of when they might be processed?

I have agitated parties on both the sell and buy side chasing me to exchange this week. Thank you in advance for any assistance you can provide!

Titles: TGL474672 (leaseholder) and SGL117553 (freeholder headlease)
Enquiry Reference: 241218-4154284.
Expedited request submitted: 18 December 2024

I can share with you a copy of the sales memorandum, and copies of the letters received from the Land Registry confirming the approach (I've not uploaded them here as it's unclear if they would be publicly accessible).

Good Morning Tilly - no need to upload anything else here (and yes it is a public forum)
I can see the case is on referral to a senior officer so hopefully it's not too far from being completed or next steps flagged
The 'delays' tend to arise due to the freehold title, which can often have other matters to consider, than the leasehold title itself.
I'll check with the casework team to see if they can offer a better update

Tilly - the casework team have had to go back to the conveyancer for more information (today). Hopefully they can confirm and clarify what's needed and how quickly they might be able to do so

Good Morning Adam

It was distressing to learn that my solicitor submitted documents with errors. I have now been assured by my solicitor that the corrected documents were re-submitted on Friday. Please could you draw this to the attention of the caseworker?
 
  • The amended and fully executed DoV was submitted at 06:44 AM 10/01/2025. The reference number is P818RRT
  •  The fully executed DoS was summited today at 10:44 AM 10/01/2025. There is no merge, only the Deed of Surrender. The reference number is P818RRT
  • My solicitor has noted in the submission to proceed without the Lender's Consent.
My sale and purchase is about to fall through if the documents are not processed by the Land Registry. Your help with getting the caseworker's attention on this would be most appreciated.

Good Morning Tilly - I can see that we have received replies from the conveyancer on both 10th and 13th Jan although the latest reply suggests more is to come as they refer to 'reverting' to us re a remaining point.
I will check with the casework team though just in case more has arrived through a different channel

Hi Adam

I'm the leaseholder and my solicitor confirms they have now submitted everything (the DoS and DoV) on my behalf.

They advise the outstanding query is whether the Land Registry requires the same DoS and/or DoV to be submitted by the freeholder's solicitor too? If you are able to get the answer to this question, that would be most helpful.

Hi Tilly - that's not how I read the outstanding query. Whilst I will share your comments with the casework team I must stress that it is highly irregular to communicate in this way when it is your legal representative who should be doing so. 
I do understand and appreciate the stress and urgency involved but it is your conveyancer who has made the application on your behalf.
I will share any update I receive as appropriate once I have one

Morning Tilly - the conveyancer's reply has been referred to the senior officer dealing with the matter. I am advised that the application/reply is linked to other applications and we have asked for everything to be submitted together. The conveyancer is aware of this and like us are waiting for another application to be lodged 
I assume therefore that other application is the one you refer to in your Q and your conveyancer has confirmed that

I've just received confirmation that the outstanding/other application was lodged a moment ago. It should be noted it as an expedited application.

It would be great if you could inform the officer that this application was just lodged.

I'm sorry to follow up but I'm under alot of pressure from both my buyer and seller to complete our transactions. My flat neighbour's deeds, which are the same templates, were processed early last week. Is it possible to provide an ETA for when the deeds relating to my flat will be processed?
