Hello

Title Number: WK337845

Please can i have an update on this asap, this has been going on historically since 2018, although my solicitors at the time contacted you in January 2024 to request the removal of the charges. We were previously advised a completion date of August 2024.

This has now become urgent and was requested to be expedited in June this year due to the sale of the property and I am now worried this will hold up exchange which is imminent. 

On the 23rd September my first solicitors who acted as my conveyancer on the house in 2018 contacted you to advise that the charges on the title should never have been placed and reattached the file they sent to you in 2018 to get these removed. 

Please can you provide an update.

Hello Daniel - the title you have quoted is owned by a large developer. Can you confirm the postal address/plot number for your specific property please as I assume that's the property we are still dealing with here?

It’s 3 Monck Lane, Rugby, Warwickshire, CV230XS.

if you could provide an update that would be excellent. I’ve been told by my solicitors that they had expedited this back in June with the land registry due to a pending house sale

Hi Daniel - many thanks so the plot/property was removed from the title you quoted back in 2018
I'll check with the casework team for an update but I can see that the case is with a senior technician at present following referral for hopefully a final approval

Was wondering if you had an update on the case? 

Could you also advise when the solicitors first contacted the land registry to change the title and when the expedite request was raised?

Hi Daniel - I haven't had an update as yet but I can see the referral has been completed and returned to the casework team. We need more from the conveyancer and they will be contacting them asap
The application was submitted on 8th Feb. It's never been expedited as processing started on the 4th March and it's been ongoing since then.
Expedition is usually only applied before any processing has taken place as it's not a magic wand but usually a means of getting the case to the processing start line quicker.

Hi Adam,

Thanks for the update, i've raised this again with the conveyancer as they were instructed to expedite the matter in June due to the sale of the property and have been informed by the conveyancer there was no update from the Land Registry on the portal (last update from Land Registry 28th June). Is this correct?

I understand they have a named contact at the Land Registry who is looking into this as a matter of urgency, can you please confirm that the Land Registry have sent all enquiries back to the Conveyancer?

Hi Daniel - last contact from us was indeed on 28th June. That was our response to their own request for more time to deal with the outstanding request.
If they have a 'named contact' within HMLR then hopefully they can resolve matters for them although unsure how as they have yet to provide the requested information according to the case record I can see.

Thanks Adam,

I've heard back from my conveyancer who has heard back from HMLR. According to the conveyancer the matter was referred to a senior case worker at HMLR following reciept of correspondence on the 5th September. The senior caseworker responded on 11th October and apparently the matter is with HMLR to raise further requisitions in relation to the restrictions on the title. I understnad this is required in order to produce the letter needed

Is this correct? Apparently my Convenancers have escalated this but if you could confirm that would be great

Daniel - that appears to all be correct. If your conveyancer has escalated matters I would suggest sticking with them and their known contact

Daniel - the paperwork used is incorrect and they need to amend/replace it. I'm sure they will confirm and explain as appropriate
