HM Land Registry Reference - U895HRT

Dear Sir/Madam,
Our lender (REWARD CAPITAL LIMITED (Co. Regn. No. 09432492) has submitted a request to remove charge on 5th Dec 2024 as on priority basis. We have sold the property associated with above title and bought a new one, the exchange supposed to happen for our sold/bought properties on 12th March 25 and completion on 21st March 25. Our/buyer solicitors have realised that charge is not removed yet and they have expidited it . We are renting out at the moment and we have been given legal notice to vacate the property on 24th March 25. So, removing charge is very critical so that we can exchange today to achieve the deadline of completion on 21st March 25. PLEASE HELP US TO REMOVE THE CHARGE TODAY ITSELF SO THAT WE CAN EXCHAGE SMOOTHLY TODAY. PLEASE REPLY BY RETURN

Dear Harvinder - the application has been expedited and partially processed. We are now completing necessary checks with the lender to confirm removal of their legal charge. They have until 18th April to respond.
If they respond sooner then we can complete the application but we are reliant on them responding to the checks as stated
I would recommend speaking to the conveyancers involved to confirm and to clarify the details
I note you have also contacted our support team online with an identical enquiry requesting expedition. The application had been expedited already on 18th March at the request of the seller's conveyancer

I will ask REMARD FINANCE LTD (Lender) to reply you today itself! can you please let me know whom you did send the response at lender end so that I can chase up.

Please help us to remove the charge today so that we can exchange today.

Dear Harvinder - notification was issued on 18th March by 1st class post to the address as shown on the register. They will need to receive and respond to that notification as appropriate

Thanks for your reply. 

Have you sent to 7 WINCKLEY SQUARE or 39 Chapel Drive?? So that I can check. I guess they should receive the post today. Can they reply via e mail to you to avoid delay in the post! I need to exchange today in order to complete on 21st March 25. Please help us as we no other choice left. We have to vacate our rental house on 24th March 25 under section notice 21. We can not move until we exchange today and complete on 21st for both our selling/buyig simultaneously. Please help

Harvinder - the notification goes to the registered contact address in Leeds
I am sorry but there is nothing we can do to chase/help re the notification. It is a protection against mortgage/property fraud and must be dealt with in accordance with the notification itself and process involved.
You must rely on the conveyancer/lender here to assist if they can
