Good morning,

The bank responsible for the application to remove a charge from the Land Registry has responded to all remaining requisition points via the Contact Us form on the website as they had to get permission to take over the case.

Could someone please confirm that this has been received and added to the case? This process has been ongoing since July and we are wanting to move in ASAP ideally before Christmas.

The title number is LA857997. There have been multiple enquiry references used throughout the application, including

251121-5466385
251117-5441377
251118-5453554

Many thanks

Good Morning Roisin - unfortunately they have not replied in full and the casework team contacted them to advise that on the 19th November. The paperwork they have provided is incomplete and they need to correct that
LA857997

Hi there,

The person at the bank dealing with this has asked for the contact details of the caseworker dealing with the application. Would I be able to get those or would she have to contact you as she is the person responsible for sending in the documents?

Hi Roisin - refer her to their secure contact channel through our business e-services. She can reply to the request through there. If she can't for some reason then she should use our contact form, as you have done previously.
LA857997

Hi again,

There is a dispute of sorts between the bank and the solicitor about who is responsible for lodging the DS1 form. The application was made by the bank, but apparently they have not met the requirements to submit the application as they are not a conveyancer despite the application having been open since July and this issue never coming up before.

The solicitor is saying that if she lodges the DS1, the current application will have to be cancelled and a new one made. I am struggling to understand why this is the case and why the solicitor can't just submit the DS1 with the current application. The bank sent it to her to submit as they can't do it through the portal because they are Isle of Man based.

If you could advise on this that would be great

Hi Roisin - clearly something is amiss between the lender and the applicant but we already have the DS1. The issue is with regards the application form and the confirmations around identity and who acts for who.
THLoans submitted the application but have as yet not provided the correctly completed application form/identity verification
The portal/IOM issue is not relevant as it's a paper/postal application so we need the right application form, properly completed, and identity verification to go with the already submitted form DS1. This was explained again to THLoans on 19th November
LA857997

Good morning,

Thanks very much, we had no idea those had not been submitted. Do they have to be submitted via post? Also, are these the only outstanding documents required for the application or are there any others we need to chase?

Many thanks

Good Morning Roisin - submission is postal or online depending on what the applicant uses. Those are the outstanding documents and THLoans are the applicant
LA857997
