Title number CH188709. LR ref S417QFV. Can someone please advise when this is going to be completed? Our house move is potentially on the verge of collapse. When we paid our reservation fee on our new house we agreed to move within 12 weeks. It will be 17 weeks on Sunday 12th. More importantly, the person buying our house will be homeless as of the 16th April as her rental deal ends and cannot be extended. That is 7 days away. I really cannot stress how important this is. This application is the only thing we are waiting on. If this falls through the financial loss we will incur will be disastrous. Please help! Thanks.

Mark - I'll check with the casework team for an update. I can see it has had a survey done and that report referred to one of our lawyers. They should be about to provide next steps for the caseworker team to follow. I should stress that as the application is to amend the registered extent and to include land already registered to a neighbouring title that it is very likely that we will need to serve notice on the neighbours and to ask them to consent to the amendment. I'll update you once I have more to share CH188709

Adam - We have had notice from our solicitor today that the LR served notice on the registered owner of the title. This could take another 3 weeks. The notice has been served to the local council which luckily my wife works for so has made some enquiries to get this expedited and responded to as soon as possible. Assuming the LR receive a response from the council or the notice expires, how much longer can we expect to wait for this to be resolved after that? Can I also check which number house this involves as we were under the impression that next door was privately and not council owned.

Mark - if the recipients respond sooner and as per the Notice requirements, then the application is reviewed again and normally completed shortly afterwards. If they don't respond and time 'runs out' on the Notice the application is usually completed a few days after the 'respond before date' The adjoining property is owned by the council

Hey Adam. Don't suppose there has been a response to this yet? We are coming under real pressure to complete on our new house now. Thanks.

Hi Adam. My wife actually works for the council involved and has made some enquiries to try and speed up a response. She has managed to make a contact with someone in the legal team who can help but they have not yet received the letter from the LR (It has probably arrived but with WFH etc, it hasn't landed with her yet). Is it possible for you/the Land Registry to resend the letter by email directly to the council contact if I provide you with the email address? This would really help speed things up for us. Thanks

Hi Mark - I'm afraid not. The registration process is quite rigid re such matters and it would be for the council to contact us re any non-receipt etc https://www.gov.uk/guidance/contact-hm-land-registry#contact-form

Hi Adam. Can you please confirm the exact address and contact the letter was sent to so we can assist them with locating it? Thanks.

Mark - we are obliged to serve notice on the name and address as per the affected title, namely CH596065. That was explained to your conveyancer on 10th April

Hey Adam. Hope you're well? Just wanted to check if there has been any response from the council? I'm assuming not. I think it is highly likely the notice will 'Time Out' next week. Thanks!

Morning Mark - all good thanks and trust the same for you also. Nothing received as yet and suspect you are right that the clock will be allowed to run out Remember it will be shortly after 1st May, if that's what happens, before things complete
