Hi

I am currently purchasing a house where the only query outstanding is the property title. The property is shown at LR as Good leasehold, my solicitor has asked for the property to be upgraded to Title Absolute. Please can you advise the timescales on this? I can provide the property address to see how far along it is if this will help. I'm not getting any details from my solicitor as to how far along this is or how long it will take or even if it will be possible.

The freeholder is the same for all houses on the estate so I don't understand why the property isn't shown as Title Absolute in the first place

Thank you

Hi Laura - applications such as this will often wait a while before processing starts. You need to ask the conveyancer to ensure that they have requested expedition to keep that wait time as short as possible - Request an expedite - GOV.UK
There can be a few reasons as to why a Good LH was given from that's what was applied for through to there being a defect of some sort re the landlord's ability to grant same
The key is what the conveyancer has provided by way of evidence to upgrade the title now - Upgrading the class of title (PG42) - GOV.UK
