Hi there, I am in the process of purchasing one of two houses that are being sold by the same vendors. One has already sold & the new owner has moved in.  
In relation to my purchase, part of the garden from the house already sold is being transferred to the property that I am buying.
The vendor’s solicitor has submitted the paperwork to yourselves to register the transfer in part for house 1 (NT307656 relates).
This has been flagged on searches conducted by my solicitor as a pending application & they will not allow me to exchange/complete until that application has been addressed by the HMLR due to potential risks of it not been registered, 3rd party claims etc.
The vendors solicitor are adamant that the application does not need resolving prior to exchange.
I understand that the vendors solicitor can submit an expedited application to register the transfer as it is holding up my purchase & I am currently technically homeless? 
if they refuse to do this, can my solicitor submit the expedited request? Many thanks.

Hi Marie - they can request expedition. I'll flag it with the casework team and ask them to expedite it though in light of the issues you mention NT602398

Thanks Adam. That is much appreciated. I was due to complete last Thursday & then today but this issue has now delayed it further.
The title number for the house I am trying to buy is NT359201 if that helps in any way.

Marie - small updates are good. It's been partially processed but it looks like the casework team may need to go back to the conveyancer to have the TP1 (Transfer) amended as a detail is missing/needs amending. That should be tomorrow if action approved - feel free to post again tomorrow PM and we can check to confirm that's what has happened and ball then in conveyancer's court re a response NT602398

Thank you Adam. I must say that this forum service is just fab & so useful. With regards to your comment ‘should be tomorrow if action approved’ does this mean approval from within the casework team to allow the requisition to be sent to the conveyancer to then amend the TP1? I am becoming hopeful that completion could be sooner rather than later! Many thanks.

Marie - yes as pretty sure we need ‘more’ from the conveyancer. Will know more tomorrow hopefully

Thanks Adam. Would you be able to advise me as to when the TP1 was submitted to yourselves? It looks like my solicitor may have been dealing with my pending purchase as a transfer in part when it might be a transfer in whole!

Marie - they submitted it on 5th January
Request has been issued to conveyancer this morning

My apologies for asking yet another but are you able to advise which conveyancer submitted the TP1 at all please? I’m really struggling to get anywhere with my own & the vendors solicitor. Many thanks.

Marie - the power of positive thought is a strong one so don't lose it or let negative thoughts in. The raised issue on the face of it should be resolvable quite quickly if the conveyancers act swiftly. They may need some positive encouragement - feel free to post again when you think that has worked NT602398

Hi Marie - they have replied this morning. That reply will go back to the casework team to review and ensure all now in order NT602398
