We are assisting a client with the transfer of property from his late mother’s name to his own. He is the sole beneficiary of her estate.

As accountants, we understand that the necessary forms for this process include AP1, AS1, and ID3, along with a copy of the Grant of Probate.

We have access to the online business portal and would like to confirm: Can we submit the application and upload all required documents (including the Grant of Probate) through our online account, or is it necessary to send any original documents to the Land Registry by post

Umesh - you can submit your application through the portal - Land registration: Business and mortgage services - GOV.UK
You don;t then send original documents through the post as well

Will Land Registry accept all forms electronically signed by all relevant parties and submit them through the portal
