Good morning, I am enquirying about the status of our expedited request, as submitted by our conveyancer. We hold ther title for BK179282 and BK241959 but not the triangle of land in between these two titles. We are at the end of the convayencing process and this is the only sticking point for our purchasers lender.

It would be fantastic if you could let me know the status of this request and potentially how long this could take. Thank you for any support you are able to give.

The update we have from our conveyancer is

Although the application has been processed by the caseworker, they have referred it to a senior officer for guidance on one or more technical points. This may cause a short delay while the points raised are being considered and, depending on the outcome, may lead to further requisitions or communications that would prevent it from being completed until any outstanding issues are resolved.  
 

Do you know what the more technical points are?

Steven - yes but we wouldn't share that specific detail here. IT reads as if there is a 'claim' of some sorts involved here so such applications always require more than one pair of HMLR eyes to consider the complexities.
As a result it takes a little longer to process but doesn't mean there's anything actually wrong - if there is then we will communicate with the conveyancer as appropriate

Steven - just to add as I note your wider Q re how much longer this could take,
You may have seen this elsewhere on the forum as we get a few threads re how long might a claim (adverse possession) take to register/complete
There are 3 key stages to any such application
1. Consideration of the facts as presented on submission - that's where this application is currently at. So do the facts stack up legally and from a registration perspective. If they don;t we'll go back to the conveyancer and explain why not.
2. Survey - a site visit where a surveyor can confirm the reality on the ground and enable us to then match those facts with the reality. Only request once Stage 1 has been satisfied. And Ordnance Survey take around 2 weeks to visit and report back to us
3. Wider checks - only happen once Stage 2 has been completed and the OS report reviewed. For example neighbouring landowners contacted to see if they consent/object. Checks re unregistered land can take up to 15 days. Registered land 65 days.
Expedition gets you moving sooner but it won;t shorten stages 2 and 3 for you. Expedition is not a magic wand or switch so the legal and registration needs all have to be met before the final registration can be completed
So there's still a way to go yet before the registration can complete and your conveyancer should be able to confirm and keep you up to speed with what stage things are at and what progress looks like too

Steven - indeed. Felt I should at least flag possible and 'best' timescales for you but not to add to the stress but simply to manage expectations re how it usually has to play out. 
Hopefully it all goes smoothly
