Pending Application (AGL647769) Blocking Remortgage — Urgent Financial Impact

I am the registered proprietor of Flat 50, Azure House, 5 Brook Road, London N8 0FT (Title: AGL617838) and I am writing to request urgent assistance. A pending application lodged by New Homes Law Limited (Ref: JA9E259, New Title: AGL647769, Customer Ref: 1078437, Priority Date: 3 June 2025) is blocking the completion of my remortgage. The application is currently showing as Delayed, with a Requisition issued on 7 January 2026 and a Warning of Cancellation issued on 3 March 2026. New Homes Law have confirmed this application relates to a different property but was filed under my parent title (AGL617838) in error. They have stated they need authority from the Landlord's solicitors (Penningtons Manches Cooper) to correct it, but despite my repeated requests they have shown no sense of urgency and the matter remains unresolved. As a third party with no direct involvement in this application, I have no means to force a resolution myself. My mortgage deal expires at the end of March 2026, and the delay is costing me approximately £700 per month. Could you please advise: 1. Whether there is anything HM Land Registry can do to expedite resolution of this application given the financial impact on me as a third party? 2. Whether the Warning of Cancellation is still active, and if the application were cancelled, would it immediately remove the blockage on my title? Thank you for your urgent attention. Juan Penaloza

Juan - I'll check with the casework team to see if they are able to correct things and if not whether they can contact the conveyancer direct. The application won't be cancelled as it stands re the contact/warning already issued but hopefully something might be possible in the interim to resolve your specific issue AGL647769

Juan - the casework team have taken their own action re the errant application against your title and cleared it for you. You have a 'clear' title now so hopefully your remortgage can proceed
