Good morning,

I am following up on an application to remove a charge against WA545542, the charge reference X508DLT.

The application has already been expedited but we are told on hold due to notice being issued.  This charge was put on by the legal services teams of a local authority under 71 of the Social Services and Well-being (Wales) Act.  This charge is for care home fees incurred by the previous owner.  There was a delay in removing this charge, it the seller's solicitor gave an undertaking to remove in November but this was not done due to an oversight by them.  It has now been paid off by the sellers solicitor and the legal services team at the council have sent through the DS1.

The Land Registry are staying that a notice has been issued to someone else (no one sure who) and that this will delay matters for another month at least.  The solicitor for the legal services spoke to yourselves yesterday to explain that no one else is involved as this was their charge, respectfully, it appears LR may have made an error here as there are no other parties involved.  There should only be one person involved in this charge - the local authority who have issued the DS1.

Apologies for the long message!  Is there anyone who can look into this for us?  It is very urgent as we are looking to re-mortgage and it can't happen until this charge is removed!

Thank you for your help.

I have now just had confirmation from the local authority solicitor to confirm that the charge has now been removed!

Thanks for all your help, no further action needed.

Kind regards, Laura
