Good morning, we are currently nearly at the end of the process of selling our house but our buyers solicitor has noticed that our house (freehold) and garage (leasehold) are held under separate titles with the land registry. They want this changed before exchange. I believe my solicitor has put in a enquiry in this regard but it seems to be holding up our sale. Is there anything I can do to help this along? Or check that it has been checked in the first place?

Good morning Kate - The reference that you have quoted appears to be the freehold title for Bradley Ford, most likely the title from which your property may have been carved out. <br> <br> Can you provide me the title number for your house or the garage so that I can check?

Hi Kate - Apologies for the delay in responding but I have now managed to identify the solicitor's enquiry. <br> <br> I have now discussed the matter with the person dealing with it. The solicitor's correspondence is not very clear and also refers to the adjoining property title. At this stage we do not think there is any error on your house or the garage title. <br> <br> I have asked my colleague to respond to the solicitors as a priority and explain the position. Hopefully this will help clarify the matter and resolve the issue quickly. <br> <br> I hope this is of some help. <br> <br> DN671334 / DN671258

Hi Kate - We do not think it is necessary, and possible as it stands, to bring the titles together.  If that is required then it may involve some additional work on the part of your solicitors and us as well as the freeholder of the garage, but it would be best you speak to your solicitors about it.

Kate - yes and the conveyancer has already acknowledged receipt and confirmed the contents are all noted
