The application to remove my ex husband's name from my property title deeds was submitted at the end of March this year, it's a really simple transaction, no money chaning hands as the transfer was agreed during our divorce but not acted on for several years, I'm really worried that there is a delay for some reason unknown to me as I still haven't had confirmation that the transaction has been completed. It's now over 5 months since the application was submitted on my behalf by SAM Conveyencing (Chadwick Lawrence solicitors). 
Please can you tell me when I can expect to hear something? I was intending to retire, sell my house and move to Norfolk to be with my family but I can't do that unless the names are changed on my property.
The Land Regsitry ABR No is: E338QLT

Lesley - it is still with us and waiting to be processed. It's likely to be a few ore weeks at least before it is processed.
There's nothing to be worried about and no reason why you can't continue with your plans and market the property. Once you have a confirmed buyer, and if the application is still with us, you can request expedition to hasten the process. Although I suspect it will be completed before a buyer is confirmed based on current timescales

Hi Adam,
A few more weeks? Another 3 months have gone by and I still haven't heard anything. This is really worrying me and every day that goes by just increases the stress. Although you say I can continue with my plans it doesn't feel right to do that until I know that all the paperwork is up to date. Please can you tell me when this transaction is likely to be completed? My aged mother has just sold her house and the whole process took less than 3 months so I'm confused as to why a simple transaction to take remove a name from my house deeds take 8 months (and counting!).

Please give me some good news!

Hi Lesley - it is still with us and still waiting to be processed. The time from submission on 27th June is purely wait time. Once processing starts it is usually completed same day providing everything is in order but as we have a backlog of this type of work sometimes the wait times can be lengthy, as in this case. 
I'll flag it with the casework team but I will repeat that there is nothing to be worried about and if you wish to retire/sell then the fact that the title has not as yet been updated should not be a problem if you start to market the property now. But I do appreciate my words are carrying little weight

Thank you but there appears to be a mismatch somehwere, Chadwick Lawrence advised me that the application was shown as "pending" on March 28th not June 27th?

Hi Lesley - no mismatch at our end as the application wasn't submitted until June as stated. Best check with the conveyancer as to what they meant by 'pending on the 28th March'

Hi Adam,

I disputed the scale charge with my solicitor when they submitted the transfer papers to yourselves but was told that  the fee they were charging me was specific to the type of transaction and automatically generated via the online portal and that I would get a refund when the transaction was completed by yourselves if that was not the case. Now, several months later I have been notified of a partial refund of the fee so presumably something has ocurred which has confirmed that they were charging me the wrong fee as I stated at the time. I can only assume that your online portal automatically advises the solicitor of the correct fee payable when the transaction is finally processed but as I haven't received anything in the post from Land Registry as yet I would really appreciate it if you could please check and let me know if the transfer has finally been completed.

Hi Lesley - the online portal debits the fee as authorised by the applicant. It doesn't calculate the fee so solely reliant on the conveyancer to insert the fee they are paying and that we can then take by way of variable direct debit
The fee is then checked when processing starts and if a shortfall exists we ask them to authorise a further payment or if they overpaid then we refund that amount when the application is completed
The application to update BD149426 was completed on 28th Nov and a fee of £30 was authorised/debited. There was no request for more or a refund made.
As the Transfer was for no monies the fee is payable under Scale 2 on half the market value of the property and the conveyancer confirmed the current market value to be £325K

Hi Adam, Thank you so much for letting me know, does this mean that I won;t actually be getting any sort of notification through the post? I would have thought that I would have received soemthing to tell me that the process was completed and that the register had been updated?
