I have been helping my parents for their home buying. They have bought their flat in June 2022. It has been 2 years and they still have not received the title of deed. Solicitor kept telling us to wait. However, I have checked against the latest data published by HMLR, no application is done longer than 24 months.&#160;<br> My parents are only buying an existing apartment, nothing too special.<br> Please can you help with this case. I don't even know if the solicitor has submitted the application correctly or what.

Note the title number is SY77487.

Wai Tung Wong - wait times can be this long so there should be nothing to be worried about. Do you have the title number or the postal address please?

Hi Wai Tung Wong - many thanks although that's a freehold title in Epsom, Surrey and not a Flat
What's the flat's address please?

The current application was submitted in June 2023 and it is waiting to be processed. The transfer/purchase is protected and hopefully processing will start shortly.
They lodged an original application in July 2022 but that was ultimately cancelled in May 2023 as there were issues around a restriction on the seller's title that was not resolved. Hopefully the conveyancer has since resolved matters and the current application can be processed without any issues.
If you need to understand the specifics of the issues raised then please contact the conveyancer on your parents' behalf to confirm the above and to clarify as appropriate.
At this stage there is nothing to be unduly worried about but you may wish to seek the same reassurance form the conveyancer

Hi Adam, that's very promising. Thank you so much for the help. It was indeed very frustrating in these two years without getting any answer. Finally getting to know this forum is definitely a great relief to us. At least we know this is well handled.
