Morning! We have a buyer who's full funds are held with his solicitor ready to complete, but we await the first registration of SK424757 to be able to proceed. The buyer has said he will only wait until mid December so I wonder if you are able to let me know what is happening and if there is any way to give a timescale to the buyer to keep him on board? Many thanks in advance.

Morning Debi - submitted July and expedited 13th Nov. Processing has yet to start but that should happen very soon
The application appears to be relying upon a claim as to ownership through adverse possession and that generally means that there are 3 key stages to be passed before a title is given
Stage 1 is the initial consideration of the 'facts' as presented. Stage 2 is a site visit/survey. And Stage 3 is notifying adjoining landowners as appropriate.
If Stage 1 is all ok then there's 2-3 weeks for the site visit and survey report; and then 3-4 weeks re Stage 3 as wider checks are completed.
Whilst Stages 2 and 3 may not always be needed it is, in my experience, very rare for them not to be required.
So from a timescale perspective mid December seems unachievable as we can't expedite or hasten Stages 2 and 3.

Good afternoon Debi - I have responded to your post in the absence of my colleague. 

It appears we are awaiting for response to some queries that we raised with the conveyancers who submitted the application.  We wrote to them on 6 December but are yet to hear from them.
