Title description

I am transferring a leasehold flat with a garage in an adjacent row of garages by assent.  Under the one title number are three separate entries:

123 somewhere ,sometown,aa1 1bb (Freehold)
123 somewhere, sometown, aa1 1bb (Leasehold)
Garage 1, 123 somewhere, sometown, aa1 1bb (Leasehold) 

The first is the freeholder's title so I assume can be disregarded. The freeholder has been informed. about the transfer.

Do I have to do two separate applications for the flat and the garage or can I add "and garage 1" to the property description or something else?

 

Howard - you need to be looking at the actual registers to confirm what's registered and how. If you are transferring two titles both owned by the same person(s) to the same buyer(s) then you can do one Transfer and one application

The address is 281 Basinghall Gardens, Sutton, SM2 6AP and the title number is SY322789. 
Same owner (deceased) and same "buyer" (beneficiary).

Also need advice re:fees if two.

Thanks Howard - so the flat and garage are under that one title so if the registered owner has died, and you are the executor, then you can transfer (assent) the title to the beneficiary using forms AP1, AS1 and ID1/ID3 for each of you as appropriate and submitting them along with a certified copy of the probate
The fee is payable under Scale 2 on the current market value of the property as a whole, so flat plus garage.
There's no sale/purchase or buyer.
