Hi Adam,
Apologies, it seems you haven't managed to get rid of me quite yet!
I've started a new thread as the other one was locked (presumably because we thought we were finished here)
Apparently the title number you shared with me (CH735780) is not actually for the property I was asking about at all - it's for a property that is in nowhere geographically near the one I'm asking about. Is it possible you accidentally gave me the wrong one?
The original title number for the property I'm asking about is ST176683
I am now seeing when searching for the postcode on search-property-information.service.gov.uk that there is a new title called "land adjoining (address)" of the property I'm buying, which I don't think was there before. Presumably that one has a different title number. But I don't know if this has anything to do with the TP we're waiting for.
Solicitors have checked and have received no updates in the portal
Any idea what's going on?

Sorry for double comment - just double checked a PDF my solicitor sent ages ago - the "new title" number is ST390712 and the parent title number is ST176683
I searched the new title number and found that is the "land adjoining" one
I think you may have mistakenly given me the wrong number but the seller's conveyancer has also searched the portal for the wrong one and said there's been no update!

Hi Jasmine - unsure what happened there but the new title number ST390712 has been completed and confirmation issued. That application was to transfer part of ST176683
So which part are you trying to purchase - the original property owned by Gilbert or the next door one that needed the extra land (Giles)
I'll message the casework team as they may have missed completing the ST176683 update

Sorry - don't know if it helps but my solicitor was checking ST176683 and ST390712 (but she hasn't checked them recently)
But the seller's solicitor was checking ST175858 and ST390713 yesterday and saw no update
I believe they're all related as the idea was both properties needed to transfer land to each other in order to ensure the titles match where the boundary is between the two properties on the ground
However, I haven't seen what they actually submitted to LR and don't know if anything has changed.

Jasmine - understood. ST390712 is 'done' and available online
ST175858 needs to be updated as the 'old' title information needs changing to match the new Ordnance Survey detail/adj registrations.
ST175858 relates to Inglenook Cottage. ST390712 relates to 10 High Street

Hi Adam,
Searching the land registry, ST175858 is 9 high street (Giles, next door, not the one I'm buying)
For clarification, Inglenook is number 10, ST176683 (Gilbert) - the one I'm buying.
For some reason the land registry has listings for both "10 high street" and "Inglenook Cottage, 10 high street" - presumably the property was renamed to Inglenook at some point and the old address just wasn't removed
Number 9 is just called "number 9", doesn't have any separate name as far as I'm aware.
So it seems like there will be at least 4 titles, one parent title for each house, and then one smaller title for each bit of land they're transferring to each other?
All I need from my side is any titles for number 10 to be accurate in order to continue with the purchase.
Do you have any idea of timeframe for the updates needed?

Hi Adam,
How are you?
Any chance of clarity regarding timescales for this to be complete yet?
Very conscious of the fact Christmas is now coming up and hoping to get this sale complete before everyone goes on holiday in December leaving us to wait until 2025.
Understand none of this is Land Registry's fault, but some clarity would be really helpful so I can just understand what is actually realistic in terms of the sale finally happening.
Just a reminder re: the title number you left for yourself and the fact there might be 3 or 4 titles in the mix here.

Hi Jasmine - the portal will have been updated to confirm now completed. But the solicitor won't receive any notification as that only happens re the 'new' title information and that was issued some time ago
I would suggest that you contact your own solicitor to let them know both parts of the application have been completed so that they can then move forward re the next transaction

Have finally spoken to solicitors - they say that the 2 small parcels of land have been done but they're not seeing any updates to ST176683 (the parent title) itself?

Hi Jasmine - the title plan has been updated and entries A4, A5 and A6 added to the register and A1 amended also.

Jasmine - I am referring to the new entries and changes made re the registered information for ST176683
The solicitor will understand and hopefully they will look at both the register and title plan to confirm.
The bottom line here is that the applications submitted have all now been completed and the registered information updated re the existing titles and the new one created. So nothing left with HMLR
