EC92361 Title No: NT598881 - Carnalea, Central Avenue, NG229NR

Hello
Im wondering if you could give me some further advice or understanding. I have been getting email responses but they are not giving me any detail or understanding and have seen from other threads that there seems to be more info provided when contacting via this means

We are purchasing the above property and are aware that the sellers solicitors have lost the deeds so are applying for new ones

All we keep getting told is that its with a senior Casework Officer for consideration

Is there any other understanding you can give to me as to what this is or entails? Do they just looka at the paperwork provided ? I've seen on other threads that there may be surveys that need to be carried out? Is there anything else that will need to be done? Is there any idea of how long it is likely to take? It has been expedited

Any further information would be very much appreciated as there is a lot of pushbike coming from the people buying my current home and do not want this to fall through so trying to get at least some idea so that I can assure them

Thank you

Hello Jake - when a property is unregistered the owner relies on the original deeds/documents to prove that they own it.
If they lose them then there's only one way to go - First registration of title if deeds are lost or destroyed (PG2) - GOV.UK
That guide explains what's required and such an application will always be considered by a senior officer as they have to consider the 'facts' provided and decide what next steps are needed.
If the conveyancer/applicant hasn't provided the required 'facts' and that's explained in the guide, then we will go back to them to advice and request more information as appropriate
A survey is not always needed
I'd expect the referral to complete in the coming days and the conveyancer will be contacted as appropriate. If it's all in order then it can usually be completed. If it's not then the ball will be in the conveyancer's court for them to resolve any issues as requested
NOTE - if you are going to contact us to query progress then I would suggest sticking to one channel, phone, contact form or the forum. Less risk of mixed information/messages and also no duplication of effort for you or us

Adam, thank you very much for your quick and informative reply it is very much appreciated

I assume the referral you say is the title and as such look folrward to it hopefully being completed in the coming days and hopefully knowing this will satisfy my buyers

Again thank you very much

Hi,

When this is updated does it automatically update on the search land and property section or does this take some time?

It currently just shows "we can't show info " then the address

Also if this does not get accepted, is there anyway for us as buyers to get a understanding of time/likelihood of this getting aproved. Solicitors won't speak to us as we are not their client

we are getting chased everyday for the people buying our house and at real risk of them pulling out and loosing rhe sale and in such this house

Any help would be great

Thank you, kindest regards

Hi Jake - once registered the new information appears online immediately
The application has been partially processed but we need more from the conveyancer - they were contacted yesterday (28th)
You will need to rely on your own conveyancer here to help manage your own and your chain's expectations. There's a limit to what we can share with you ourselves re specific details for the same reasons re not being your application

Hello Jake - they have now replied and their response has been referred to one of our senior officers to consider the details provided and to confirm if all now ok or more still needed.
That will happen asap as the application is expedited already but I can't be definitive re timescales as yet.
Suggest you make a note to post again on Monday and we can check for an update again for you
