Hello Jake - when a property is unregistered the owner relies on the original deeds/documents to prove that they own it.
If they lose them then there's only one way to go -
First registration of title if deeds are lost or destroyed (PG2) - GOV.UK
That guide explains what's required and such an application will always be considered by a senior officer as they have to consider the 'facts' provided and decide what next steps are needed.
If the conveyancer/applicant hasn't provided the required 'facts' and that's explained in the guide, then we will go back to them to advice and request more information as appropriate
A survey is not always needed
I'd expect the referral to complete in the coming days and the conveyancer will be contacted as appropriate. If it's all in order then it can usually be completed. If it's not then the ball will be in the conveyancer's court for them to resolve any issues as requested
