Expedited Application Update

Hi - we recently purchased a house and requested to expedite the application due to previous owner’s legal issues. Just wondering if there’s an update on it. Title number: WK103672 HM Land Registry reference: T858VKV

Hi Nimish - did the conveyancer reply back? Did you request additional information in order to complete the application? If you could let know what’s needed then I can chase up the conveyancer and get this finalised.

Hi Syed - I cannot see what exactly is happening so have contacted the processing team for update. As soon as I hear from them I will let you know here.

Hi Syed - I can confirm the application under our reference T858VKV was completed a short time ago. Confirmation of the application being completed and evidence of registration has been issued electronically to the conveyancers who submitted it.

Many thanks for the update. I believe the previous lender is yet to submit their discharge or their application is still pending. Could you please let me know if more is required in that regard so I can chase it up with them. Reference V265WKV or J868DLV

Syed Reza - V265WKV was completed on 25th June. J868DLV was submitted on 26th June re title WK103672. The application will be considered in the normal way and you will be contacted by the casework team as appropriate. Please wait for that contact

Many thanks Adam - can you kindly confirm whether previous lender’s charge has been removed after completion of V265WKV? Or is that related to J868DLV?

Syed Reza - V265WKV was re WK114038 and updating register re ownership and new charge

Thanks Adam - I think the only thing left was removal of previous lender’s charge, has an application been lodged in that regard and would that be expedited as requested for V265WKV? I’m trying to finalise urgently!

Syed Reza - WK114038 was updated both re the new owner with a new mortgage and the old owner's mortgage was also removed. I'd suggest confirming with your conveyancer

Thanks Adam - the conveyancer has told me that they are waiting for the previous lender’s charge to be removed before they can send me the official copies. Am I missing something here?

Syed Reza - it reads as if they are missing something but worth checking with them again as you have referred to different application references and not all against the same title. Best to clarify with them which title they are waiting on as pretty sure it won't be WK114038

Adam - I believe the previous lender has now lodged an application to remove the charge - HM Land Registry reference: U343GLV - Title number: WK103672 - can you kindly confirm the same and expedite as per previous expedite request - Thanks

Syed - noted and back to the original title. As you are aware there are already pending applications against that title and they are in progress due to expedition. The 'new' one will form part of that same process and consideration. WK103672
