Hello,

An application was made in November 2024 to update the land registry title DY60766.

We have decided to move home and all has been smooth and we should have been completing today - with all funds for both sale and purchase with our solicitors ready to go - but a final check with the LR last thing yesterday saw the application for the updated boundary is still in progress. As such it has stopped us from completing as they can't continue with the completion whilst the application is incomplete. On the LRs website around application completion dates it states: ‘If there is no urgency and the estimated completion date has passed, please rest assured your legal rights regarding the property are protected in the Land Register the moment we receive the application, not from the day it is registered. We will contact you as soon as there is an update.’ - to my mind that meant the fact the application was logged meant it was protected and wouldn’t cause an issue - therefore I didn’t chase up on the Status of the Application. 

The repercussions for us for this are huge. We will likely lose our sale of the property and purchase of our new house, or incur huge costs both through stamp duty rises, legal costs to date, removal costs and many more associated expenses.

Our funds have been sent back to our lenders as we have been unable to speak to LR today and our only hope is to call on Monday to follow up on the case to be expedited.

Could this be reviewed with the utmost urgency if there is any hope of progressing this before the 28th March and the stamp duty increase.

Haylee - to request expedition? No as that will be done. Expedition is not a magic wand re such things but it will be processed asap. If it's not in order/more is needed then the conveyancer will be contacted as appropriate

I’ll post on this thread RE any further updates in due course, unless you advise there is a better way of tracking the progress?
