I accepted an offer on my flat 17th Oct 2024.

My solicitor advises as there's a pending application, Land Registry can't issue the documentation to complete my sale before 31st March. This puts the transaction and the wider chain at grave risk as overall there's little appetite for the increased SDLT given the transaction was underway earlier in 2024.

The Title is "AGL368746"
The Land Registry reference is "P640HCT"

Is the issue that the original application to "add" a charge on 29th August 2023 was never completed?
In which case that needs to complete before the charge can be removed?

Or is it that the mortgage lender has bungled the request to remove it?
Under "Application Progress" it says "Requisition issued 11 Jan 2025"
Should they have submitted that as an expedited request in the first place?

Any assistance or guidance would be appreciated, it is pretty stressful.

Michael - the application is still pending and we are awaiting a full response to that request of the 11th January. We contacted the conveyancer again on the 18th Jan to explain that their reply to date was lacking 
What's missing is the evidence that the old charge has been redeemed and can therefore be removed
As processing has started it can't be expedited but the ball is in the conveyancer's court with regards how much longer it will take before the register is updated

Hi Adam - thanks for the speedy response!

That was helpful, the conveyancer was alleging the action was with Land Registry. I could use your response to protest that. 

They promise me the consent is now granted/should be with Land Registry soon! Fingers crossed.
