Help with pending application delaying remortgage (Title No: NGL447350)

<p>Hello,</p> <p>I am in the process of remortgaging my property (Title number: NGL447350). However, my conveyancer has informed me that they are unable to complete the remortgage because of a pending application (Ref: JA9B253).</p> <p>This application was lodged in December 2024 by WSP (acting on behalf of Thames Water) for the compulsory purchase of subsoil needed for the Thames Tideway Tunnel project. I have spoken with WSP, and they explained that they have no control over the timescales — the application is now with HM Land Registry for processing.</p> <p>Could you please advise:</p> <ol> <li>How long is it likely to take for HM Land Registry to complete this application?</li> <li>If the process will take a long time, is there any way to request that the application be cancelled or delayed so that my remortgage can be completed first?</li> </ol> <p>I am very concerned because I am currently on a high interest rate, and this delay is preventing me from moving to a more affordable mortgage deal, which is causing significant financial strain.</p> <p>Any guidance on what can be done in this situation would be greatly appreciated.</p> <br>

Hello - wait times are lengthy and it's unlikely to be processed until early next year<br> The applicant can request cancellation if they wish to and resubmit as appropriate <br> The alternative is to request expedition to shorten the wait time between now and when processing starts - <a href="https://www.gov.uk/guidance/request-an-expedite">Request an expedite - GOV.UK</a> <br> NGL447350

Thank you so much for the suggestion. As the property owner, can I request cancellation of this application because the applicant is unlikely going to respond to my request. <br> <br> If I request expedite the application, how quickly would it normally be based on your experience. If it can’t be done in a week or so, there is not helpful either. <br> <br> Thanks.

Hello - you won't be able to have someone else's application cancelled. You will need to request it or to provide you with their written consent for example to do so<br> Expedition generally means processing starts inside 10 days. Everything then hinges on it being in order.

Thank you Adam. I reached out to Thames water asking them to drop the application. They said they have done it. Could you see if any pending application on the title has been cleared?

Weiguang Xue - Thames Water's application and registration was actually completed yesterday. There's nothing now pending against NGL447350
