My Solicitor made an application HM Land Registry Ref MI0A1BA on 21 4 2022 House number 3.

As it is now over two years since the Application was made can any one give me an idea how long
this will take.

The Application Type was Transfer of Part.

I did make an email enquiry but have received no response. As its now 26 months am getting concerned
over the time its taken.

Ronald Sayers - The application is being processed but we are not in a position to complete it until all our queries are resolved.  There has been lengthy correspondence with the solicitors and our queries have not been resolved.  We have given them until 2 July to resolve the queries. 

I would suggest you speak to your solicitors on what's happening.

Thank you for your reply, i have followed this up with my Solicitor who tell me
that the requisitions have been responded to. Hopefully you will have everything you
need.

Ron - I have had a quick look at the application and cannot see any response to the outstanding points as yet.

I know the deadline has now passed to present the additional items requested but can you tell me if the Solicitor did

actually present the documents you needed. They assure me they did and were going to contact Land Registry.

If not what is the meaning of the deadline 2nd July, if they didnt reply? If you could let me know and i will chase my end.

Hopefully they did, in any case thanks for your help.

Ronald - they have replied on a number of occasions with amended paperwork but their last contact asked for more time, again, to deal with the remaining issues.
We have provided a third and final extension until 16th July and hopefully they can not only confirm what is outstanding but also that they will be able to respond in full before that date

Is it possible you can confirm if the additional items you needed to process our application have been received
by the deadline of 16th July, i have heard nothing from my Solicitor which is ominous.

Hi Ronald - I'm afraid the application has been cancelled as the conveyancer did not provide a full and satisfactory response.

Thank you Adam for your email.  I assume by cancelled you mean the papers will be returned to the Solicitor.

Can you tell me when the issues with the Title were 1st raised? and does this mean when they re-submitt the application with the neccessary additiuons etc we will have to start over again and possibly wait up to 2 years?

Hi Ronald - as the application was made electronically there are no 'paper's to be returned to the conveyancer.
The first request was issued on 1st Oct 2023
Any freshly submitted application will be subject to the same processing times so may well wait 14+ months, the current average timescale, before being processed.
However if they don't fully address the issues raised on the original application they run the risk of it being rejected

Hi,
Reference the ongoing problem with my Application made by a Solicitor which was cancelled due to some incomplete issues. I understand the AP1 has now been sent back to LR  with wording amended etc.

Can you please confirm if the application has been received. Is it possible to give me a time frame as to when the will be reviewed. I assume a lot of the preparatory work may have been done already.

Hi Ronald - they resubmitted it on the 15th August and it's now waiting to be processed. Unfortunately the clock restarts so there will be a second long wait before it is processed. 
Your transfer/ownership is protected so as before very much a case of waiting until the conveyancer confirms that it has been completed. Hopefully they have corrected the previous issues before resubmitting 
If an urgency should arise such as an onward purchase or remortgage then they can request expedition to reduce the remaining wait time as appropriate

My papers were resubmitted on the 15th August after and ongoing problem.

Is it possible to give me an update when the process may be completed.

Ronald - submitted in August 2024 as you state so based on current average timescales processing is unlikely to start until much later this year
