Hi

Our initial application (MM171357) was cancelled at the end of February 2024 due to the solicitors failure to provide the requested information.

A new application was submitted.

I was provided the following details of the application:

On 13.Mar.2024 At: 10:56:01
Applicant reference: VD/MOH16/1
HM Land Registry reference: OC2F7AF

Could you please confirm this and I will appreciate any update you can provide.

Hi Basharat - the details are correct and it was partially processed on 27th March but we need more from the conveyancer. They were contacted and we await their response

Hi

Having chased the solicitors and the vendor, my solicitors claim to have uploaded the requested documentation. 

Could you please confirm this is the case and would you be able to provide an estimate as to when the transfer of title will be complete.

Also could you please check if the charge has been removed by the bank.

The mortgage was fully paid off in July 2023.

Hi Basharat - we reminded the conveyancer of our original request at the end of May. They have now responded and the application is back with the casework team to review/complete as appropriate. That should happen in the coming week
The lender has not as yet applied to remove the legal charge (mortgage) - I suspect they are waiting until the new title has been registered before they do so electronically and directly with us

Hi Basharat - they did reply but it was again insufficient and they were contacted on 9th July. No response to that as yet
They will be reliant on the seller/their lender to assist as the request relates to the discharge of the seller's legal charge

Hi Adam

Thank you for your reply on 28 October 2025, confirming that no response has been received since early September regarding my application (ref. MM194479) for the registration of the title.

I have now formally escalated this matter with both my solicitor (Hartley & Worstenholme) and the seller’s representatives (Nehemiah Housing and their solicitors, Anthony Collins), requesting that they urgently provide the outstanding information you require.

From my understanding, the requisition relates to the Power of Attorney dated 24 September 2019, which was used to authorise discharge of the seller’s legal charge. I have reiterated to all parties the need for this to be submitted without further delay.

Please could you kindly keep the application open and confirm if there is any further information I can assist with, or if you require any direct confirmation from my solicitor in the meantime.

Hi again - the application remains open and 'live'. There are no plans to cancel it at this stage

Update – Formal Complaints Initiated (Ref: MM194479) Dear Sir/Madam, Further to previous correspondence regarding application MM194479, I write to inform you that I have now issued formal complaints to both: • Hartley & Worstenholme (my solicitors), and • Anthony Collins Solicitors (seller’s solicitors), due to continued failure to provide the required Power of Attorney dated 24 September 2019. I would be grateful if you could confirm: 1. That the application will remain open pending resolution; and 2. Basharat - many thanks for the update but please use our contact form to submit the specific details you refer to and to seek the casework team confirmations you are asking for. At present we are still waiting for a reply from the conveyancer Public guidance: dealing with land and property - GOV.UK
