Hello,

My partner and I have been waiting for the deed of variation to be registered with the land registry since early May of this year and the sellers solicitors told us they have expedited this application back in July. 

We started this purchase in February of this year and our solicitors & broker advise us we cannot proceed to completion without this application being completed, but given how long this application is taking, we are concerned the purchase will fall through.

Any information on this would be greatly appreciated.

Hello Robbie - the application is delayed as there is a prior pending application against the landlord's title, MX86107, and that must be completed first
The application is to register a new lease re one of the other dwellings and we are waiting on the conveyancer involved to provide more information to enable us to complete matters

Hi Adam,

Thank you very much for your help,

We have now been informed from the estate agents that the MX86107 application has been completed, and now the Land Registry is dealing with our expedited application TGL261714.

Please could you let me know if this is the case, and when we can expect our application to be completed?

Hi Robbie - the application is against both title numbers and it is still pending against both. Wider checks are now underway which involve contacting the registered leaseholders. They have until 1st Nov to respond so we are now reliant on that timescale and their positive responses. If they don;t respond before 1st November then the applications should be completed shortly after that date.
