Hi there,

I have had limited contact with our conveyancer since the lease extension for this property was submitted in March 2023. To help with chasing, would it be possible for you to confirm the status of the application? It was a lease extension to an existing property. 

I was told in March 2024 that the expected completion date was November 2024.

I have the following information -
Titles: SGL429150, SGL434474

Hi Olivia - the application was partially processed in August but we needed more from the conveyancer. They were contacted on the 7th August with the original request and reminded on the 10th Oct
Hopefully they can confirm for you and also advise as to what has bene requested and when they hope to be able to respond

Hi Adam and team,

Thanks again for the information. Is it possible to have any more information about what is outstanding?

I have been told by our conveyancers that it is about having two signatures from the free holder, but am not sure that would be the case.

Is there any way for us to be able to see the correspondence/what has and hasn’t been submitted so that if required we can take any action which isn’t being taken by the conveyancers?

Hi Olivia - you would need to obtain the specific details from your conveyancer but what they have said is correct.
You will need to rely on them to have the Transfer re-executed/amended as appropriate as you would only have access to it through them

Hi Adam,

Thanks again for your help. Have been in touch with the conveyancers who have now said that they/the freeholder/Land Registry have all now agreed there’s no additional action needed and the application is set to be processed by 17 November.

Is that also the understanding on your side? I am keen to make sure no crossed wires to avoid any further issues.

Hi Olivia - sadly not. From what I can see the conveyancer provided a response on 4th November but a matter remains outstanding and we replied same day to explain that. They have yet to respond in full.
I'm unsure where the 17th Nov comes into play but wonder if this is something between them and the freeholder?
As things stand there is no 'end date' from our end as we don't have everything requested and need their response to our request of the 4th

Thanks so much Adam. Have reverted to the conveyancer to try and work out what is going on and to make sure the right information is shared.9; there is anything we can do at our end without the conveyancer to let me know!

Hi Adam,

Our understanding from the conveyancer now is that they have submitted the UN4 form to you as requested and this should allow the application to be processed. Hopefully this is the understanding from your side too, but really grateful for the cross check you’ve provided so far!

Hi Olivia - they replied with a UN4 yesterday afternoon. So that will be referred to the casework team to review/consider as appropriate.
It looks like that's all that's now needed so hopefully the registration can be completed soon for you

Thanks so much, Adam. Just wanted to check whether there’s anything else needed from us - am not sure of the tineframes once things are in the system, or there’s been any developments that haven’t been passed on to us by our conveyancer.

This appears to be progressing and a notice has been issued which expires on 3 December 2024

Many thanks Darren - that sounds encouraging! Forgive my ignorance - what is a notice and what is the consequence of it expiring?

Apologies - the notice expiry date is the time period in which a consent or objection to a notice can be sent to HM Land Registry. If we do not recive anything by the expiry date we will complete the application.

That’s really helpful Darren, thank you! I am struggling to get our conveyancers, but given that the 3rd December has passed that the application will be completed and everything should be processed and formalised soon?

Olivia - unfortunately things remain outstanding and we do still need more from the conveyancer. They asked for more time within which to respond and that has now been given (3rd Dec). The extra time runs until early January but hopefully they will respond in full well before then.
No issues appear to have arisen re the notice served on the landlord. The outstanding issue lies between the conveyancer and the management company but you would need to contact your conveyancer to confirm and to clarify specific details
