I wondered the best way of getting an update on my first registration. Reference: IE5F51D title number: ST390429. Also is there an easy way to add documentation to this application? Many thanks

Stephen - received 6th September and waiting to be processed. If you need to submit additional documents then you would post them to us using the same postal address as on submission and quote the title number and reference also

Good morning. Ive just received a letter from HM Land registry saying they are unable to consider my application.They state the application will be cancelled. I have some questions.

1, Is there a way to appeal this or open it back up?

2, We have been working to secure the boundaries of the land which has been done now and this would solve the factual possession of the land. We have also been storing equipment trailers on the land. Can we submit more evidence to show this?

3, How do you prove necessary intention to possess the land, do we need to put a building up or caravan to live on?

4, Could i have some clarity on why the fact it is next to a road means its a verge that the council and highways have said they don't own when the property extends away from this highway?

I understand the world is against entrepreneurial spirit but given the land will be used for running a business with supporting local wages how can we get this resolved? It's a small piece of land that has only ever been cared for by us. I am in possession of the land and need some assistance proving it. Many thanks

Good Morning Stephen - it has been cancelled as you state and the reasons why provided in our letter 
Whilst you can 'appeal' as in contact us to query the decision I would strongly recommend seeking legal advice to ascertain whether you have the legal grounds to claim the land and therefore able to make a second and in essence 'better' application to register that claim.
You must satisfy the legal requirements with regards having taken possession of the land and the answers to your Qs can only be answered by a legal representative. The law re such claims is a very complex one but those legal requirements come first.

Thank you for a reply. I have responded to the letter via email and have yet to receive a response. Today in the post I received a cheque from HMLR for £45. Could you let me know what is going on regarding the application. Many thanks
