Hi. I am transferring a piece of land to a neighbour, they want to amalgamate it to their existing title for mortgage purposes. Do I have to transfer the land, wait for the transfer to finish and then amalgamate after. Preferably I would like to transfer and amalgamate in one transaction. Is this possible? Can I send both TP1 and AP1 together?

Hi Alexander - you always need both form AP1 (application form) and TP1 (transfer form) anyway. You can then include the second title number and the amalgamation option to the form AP1. No extra fee for the amalgamation as a result
You also need to include a written explanation as to why the amalgamation is being requested and if you have a confirmation from lender that it needs to be one title then that will also help

Thanks Adam. Is there anyway to send this online or at least pay online? Is the only option to use a cheque. Is ID5 alright to include for identification purposes?

To summarise I will send TP1, AP1 (I will mention the amalgamation on AP1), a letter explaining the amalgamation, £45 (a transfer less than £80K) and ID5 for all parties (buyer and sellers). Is this correct?

Alexander - postal only and cheque/postal order re fee. Forms are fine but remember ID5 is used along with ID1

Sorry another question. Do the purchasers of the land need to do the ID1/ID5? I found out yesterday that the title shows two owners for the purchasers. Do both purchasers need to do the ID1/ID5? Also we have 3 months from doing the ID documents, my 3 months is running out, does it count to the point you receive it?

Hi Alexander - al parties to the Transfer need to have their identities verified.
The forms must be dated within 3 months of the application being submitted.

Hi Adam. I started this application over 6 months ago to transfer part of my land. When do you think I will get this formally updated. Is there a way to speed up the process or find out when it will be done

Hi Alex - average wait times are around 14 months. The casework team will contact you once processing starts
