Hello

My solicitors have informed me that the form to remove the ground rent charge (I dont know what it's called, they keep referencing a TR1 form) that has been expatiated and currently showing as delayed for the property I am purchasing.

This is the last remaining thing that needs to happen before we can exchange and complete on the house.

The process of removing the ground rent from the property I am purchasing has taken over 3 months, I had to sell my house during this time to avoid people within the chain backing out and I have been homeless, staying with friends and family ever since and my mortgage agreement runs out in November.

I was told once the form was sent and requested to be expatiated it would take 10 working days but it's been over 2 weeks now and it's still classed as delayed. I am really struggling having no permanent place of residence and the solicitors have told me there is nothing more they can do to speed up this services

I was hoping someone could help me find out what the delay is and help me push this through, I am desperate and if I don't complete in the next 2 weeks I fear I wont be in the property until the new year due to work that also needs to be carried out on the house before I can move in.

Hello Nikol - I'm sorry to read of the issues you are facing.
Expedition is a means of fast-tracking a pending application, namely getting it to the processing start line within the 10 days you refer to.
Unfortunately it does not mean it will be completed within 10 days as there can be reasons as to why that can't happen and it reads as if there are prior pending applications against the same title delaying matters
Has your conveyancer given you the title number/our case reference perhaps? Or a postal address/plot number?

Hello,

I managed to call up and speak to someone as I really am desperate, being homeless since the start of August hasn't been a great experience.

I have been informed the application should be moved to processing and to check again next week.

I don't have the case number but the address is 10 Imbercourt Close, BS14 9DJ.

Thank you for looking into this matter.

Many Thanks
Nikki
