Hello I am making an adverse possession for Land which has always been used by our property. I have completed ADV1 and ST1 and also included stat decs from previous owners and current statement from neighbour. As well as a satellite image of the land. 
my questions are : 
- do I also need to include certified copies of deeds? 
- which Land registry address do I use? I live in Durham.

Hello Rachel - if the deeds you refer to support your claim/stated facts then yes.

Hello I posted this a few weeks ago and I can see the cheque I included in with the fee has been cashed in. But I have had no reciept of delivery or contact to say the application is being processed? When should I expect contact? I just want to be assured it’s at the right place and being processed.

Rachel - if the cheque has been cleared then it has been received and will now be waiting to be processed. That's not likely to start for some months yet but when it does the casework team will contact you using the details you provided on your application form

Hello, I’m wondering what the current time frames are for applications. You said in above reply “many months” however we have recently accepted an offer on our house so would be good to know this for the conveyancing process. Equally, if there is additional fees for fastrack (If that exists) please could you let me know. Thanks, Rachel.

Hello Rachel - if there's now an urgency involved as you have a confirmed buyer then you should request expedition - Request an expedite - GOV.UK
Expedition should get the case to the processing start line but it's not a 'magic wand' re timescales as the registration requirements still need to be met - Adverse Possession - Claimed Land - Impact on Timescales · HM Land Registry
