My application for my flat is in the queue at the Land Registry. It's part of a transfer for a block where we bought the freehold. The leases will be extended from 125 years to 999 years. Is the lease extension document at the Land Registry? Can I buy a copy of this extension document by completing form OC2? What document do I actually ask for? Is it just "the new lease" or is there a more precise term? OC2 also asks for a title number. How do I find the correct title number to use? Thanks.

Robert - many thanks. You can apply by post for a copy of the new lease dated 28th May 2024 which is part of the application with provisional title AGL624641 
You might find it quicker/easier to ask your conveyancer for a copy though if you have not received one

If I search for title AGL624641 on the Land Registry site it generates an error. The error message is "Sorry, there is a problem with this service. Try again later." This is permanent. Is this happening because the title is provisional but it may still be entered on the OC2? 

The reason I am looking to obtain a copy of the new lease from the LR is that our lawyer died & is not contactable. I have used the support forum regarding this case before. The lawyer's work seems to have many mistakes & I am trying, unsuccessfully so far, to engage the Solicitors' Regulation Authority. The problem we have with new leases is that the Surrender and Regrant forms should each have a signature from one of the Directors of the Freehold Company and a name from a witness. We have only seen one of these in a complete, stamped form. The signatures page states that (I'm using fictitious names) the deed is executed by John Smith (Director of the Freehold Company) in the presence of Charlie Brown (as a witness, our deceased lawyer). The Director concerned noted immediately that (1) he'd never met Charlie Brown (our lawyer) and could not therefore have been "in his presence" and (2) that the signature on the deed is not his signature. We guess that what happened is that the lawyer simply mislaid the sheet he had been given with the correct signatures & signed the deed himself. In a sense this is irrelevant as there is no fraud intended and obviously the Director concerned certainly wished for his signature to be used on the deed. There's no telling how many of the files that have been sent to the LR have this anomaly. We are hoping that the LR has discretionary power to accept this signature as a true mark since this is what everyone concerned wants.

Hi, Panel 7 in OC2 differentiates between "Documents which are referred to in the register of the above title" and "Documents which are not referred to in the register", since I can't see the register for AGL624641 I don't know which sub-panel to select. I want a copy of the new 999 year lease extension so I'm guessing I can enter "New 999 year lease extension" in the "Documents which are not referred to in the register" sub-panel. Does this sound right to you? Thanks for your help.

Robert - yes. Simply state Lease and it's actual date and quote the provisional title number

Hi, I posted my OC2 (+£11 postal order) asking for a copy of the new lease for provisional title AGL624641 16 days ago but have received nothing. This seems like a long time for a photocopy. Have I made a mistake in the way I filled in the OC2 which prevents completion or is there a long wait for postal OC2s? Thanks very much for your help.

Thanks. Sounds like it's gone astray. Foolishly I did not send it Recorded Delivery. I'll write it off & repeat the exercise but this time use Recorded Delivery. I'm assuming that if any details on the form were erroneous I would have been informed by email.
