RE: 13 Glade Street, Bolton, BL1 4RH

i beleive the sellers conveyancer submitted an application for a first registration for the above property last week. I am in the process of buying. I have been waiting on this property over 15 months now and my mortgage offer had to be extended. It is now due to expire in august and we cannot move anywhere with the paperwork, until this property has been registered.
i spoke to someone who has requested an expedite for me which was approved. I’m wondering if there has been any update on the case - details are below:

Title Number: MAN440320

Please can you look into this and update me on timescales.

Hi Arslan - We have started to process the application but need some documents.  We have written to the solicitors who submitted the application and are now waiting for their response.

Arslan - It would be the solicitors who submitted the application to us.  Afg Law

Ok thanks. Can you explain what the timescales would be for this? As we cannot move forward with the sale of the property until the property is registered and the sellers have the correct title deeds. Im so worried as its been so long

Arslan - It would not be possible for me to tell you what the timescales would be because it depends on what is happening and how soon the solicitors respond.  You should check with them.

Okay thank you. I did speak with estate agents and ask them to chase the solicitors to send the requested information that HM Land Registry asked for. Is there any update as of now? Do you know if they have been submitted yet?

Hi Arslan - The application was completed this afternoon.  Confirmation of the application being completed, together with evidence of registration, has been issued electronically to the conveyancers who submitted it. .

Hi just a quick question

Is this the full complete registration or is it just that part registration ? Wherevy i can only get it completely registered after 12 years or something. Sorry forgive my lack of knowledge as i am really unsure about this. Im just in the process of buying the above property

Hi Arslan - it's a complete registration of a Good Leasehold title. Most registered titles are Absolute but in this case no documentary proof of the landlord's own title was provided. In such cases a GL title is awarded but it's not upgraded after 12 years as that's a Possessory title.
I'd suggest having a chat with your conveyancer to confirm and to clarify what risks/impact a GL may have for you
