Hello.
I am hoping somebody may be able to help.

We are currently in the process or buying our first house and in a chain of 3. The onward purchase (not our purchase) has a small part of the garden that isn't registered with the current owners (I believe was purchased a number of years ago)

We are 6 months into this process, our mortgage offer expires next month and I am also currently 30 weeks pregnant so feeling extremely anxious as our landlords want us out ASAP. 
I believe a request was sent for this to be expedited last Friday 27th September (as the gentleman who the land was purchased off was out of the country and believe waiting on a signature)

Really conscious of time and was wondering if you could provide any update on if this is likely to be agreed to be expedited. I believe the owner submitted the request themseleves and not through a solicitor. And our estate agent is saying no update at the moment.

Hello Stacey - if they've requested expedition on those grounds then I can't see us refusing their request. Once approved processing usually starts within 10 days. Everything then hinges on it all being in order.

Stacey - many thanks. So there's a new application submitted on 1st October and expedited. It's been partially processed on 4th Oct but we've gone back to the applicant as we need more from him, the owner.
Hopefully he can confirm for you and advise when he expects to be able to respond in full - he may not have received the request as yet in the post but if  not then he should do shortly

Stacey - expedition gets the application to the processing start line quicker. So that's worked hence it's been processed on the 4th October. 
Expedition isn't a magic wand though so the registration requirements still have to be met. Unfortunately his application is lacking in that respect hence we have written to him to explain what more is required. 
So partially processed means it's been looked at by the casework team; found to be lacking; and a request issued

Just wondering if there was any update on this?

The vendor I believe spoke to somebody at LR yesterday and was told you now had everything you needed from them.
would you please be able to confirm this?

Hi Stacey - no update as yet as no reply from the applicant. I note that the applicant has however been in touch via a different channel so I have referred that enquiry to the casework team to consider and to contact her as appropriate.

Hi Stacey - whilst we have received some sort of reply it isn't complete and the casework team need to review/consider a suitable response to explain what more is required. So the matter is still not resolved unfortunately

Do you know if the casework team are likely to go back today?, I know the next door neighbours also purchased from the same gentleman and have registered their land previously. 

Apologies to ask on the timescale of when the casework team are likely to go back as I know you don't have a magic wand. As mentioned previously I'm 32 weeks pregnant and our mortgage offer is due to expire next month and this is our only hold up. 

With all of the above and our landlords needing us out due to haaving new tenants lined up we are just feeling pretty anxious, as we also have a 2 year old at home.

Stacey - any response will go out asap but I can't be definitive. I must stress that I don;t think that will be the end of matters though as even with a full and proper reply there is more to be done. As he has submitted the application himself wider checks will be needed I suspect but until the application is in order those can't happen.
I would strongly recommend speaking to your own conveyancer to see what options you have 
The neighbour's application was submitted in Jan 2022 and not completed until Sept 2022 even with expedition being approved.

The vendors are stating that they have been told LR have everything they need from them and everything should be sorted by October 25th?

This is obviously different information from yourself so just wondered if you could at all clarify where the above information may have come from?.

Hi Stacey - you'd have to ask the vendors as to where they got their information from. I can only tell you what I can see from the specific application as submitted and what's happened to date.
The only thing I can think of that might cause them to make such a statement would be the fact that it has been expedited. Some people see that as being a green light for all to be done within 10 days for example but that's not the case. Expedition gets the application to the processing start line and in this case that happened on the 4th Oct as I posted previously. Once processed it was found to not be in order as I also posted.
As posted I'll update you when I know more but in the interim I would strongly recommend that you rely on your own legal rep/conveyancer as to what's needed and the timescales and options involved. I know it's incredibly frustrating and you feel out on a limb but there's nothing more I can usefully add
