Hi, The address is Pentrepoeth , Church Bank LLandovery SA20 0BA. Title number is CYM914758. However there is a different title for the actual bungalow which is CYM910014 Thanks

HI Julie - many thanks
CYM914758 - first registration lodged 3rd Oct and expedited. Survey completed but we also contacted the conveyancer on the 31st Oct with a request for additional information. They have yet to respond
CYM910014 was completed at start of September so no delay there
You'll need to contact the conveyancer to confirm and to clarify when they hope to respond to the request dated 31st Oct

Ok. Spoke to solicitors. It appears that L.R want a Council Highways plan re the front of the property. The solicitor has contacted the council and awaits their reply. I am a bit confused as I am not claiming land off the council so why ask for a Highways plan. Regards

Julie - the claimed land adjoins the highway so we have to be sure that the council do not deem the land to be part of the public highway or not. We haven't specifically asked for a plan but confirmation from the Council and I suspect the solicitor sees a plan showing the public highway as being the best way to do that. Your solicitor should be able to confirm/clarify

Thanks. I am having trouble contacting our solicitor and need to get this sorted to stop buyer pulling out. I wonder if you could tell me if I have claimed only up to the adopted highway which is what I wanted to do but may have made a mistake while explaining to solicitor. Many Thanks Julie

Julie - you completed a form ST1 + plan to define the claimed land. The northern part of which appears to include possible highways land. You really do need to speak to your conveyancer to clarify whether the claim is for too much land or not

Adam. Finally got the issue corrected . Seems I was claiming council land which was not my intention. The solicitor had reused a wrong map. And in so doing had included the pavement. Once I explained this they were able to rectify the claimed piece. Hoping this will solve the delay. Can I ask for an update next week please. Regards Julie

Good morning Julie - The application is being processed and we have written to the County Council and given them until 22 December to respond. Unless they respond sooner the application will be stood over until 23 December.

Julie - There is no change as at the moment but the deadline for them to respond is 22 December.
