Good Morning Sophie - received 9th April, expedited on 10th and partially processed today. The complexity means it will need referral to a senior officer for consideration and to agree next steps.

Hi Sophie - the applicant is seeking to claim ownership land owned by/registered to someone else. That is a very complex area of the law and the registration process, as described in the linked thread, can be a complex and lengthy one also
It will add time to the process and registration may not be completed for 2-3 months in a best-case scenario depending on the application being all in order.

Hi Adam, thanks so much for the info. In regards to the registration period you mention above (2-3 months best case) do you mean on top of the 3 months notice given to the proprietor (totalling potential 6 months) or including that. I know this is just a rough time scale as it is all dependent on the specific case, I’m just trying to understand where we stand in terms of mortgage offer etc. thanks

Hi Sophie - it shouldn't be 6 months but still too early to really offer an indication until the senior officer has considered what needs to happen next

No survey is required so the wider checks will start today when notification (65 day notice) is serviced on the registered owner

Good Afternoon Sophie - the application has bene partially processed and the 'good news' is that a site visit/survey was not required. However wider checks were and these are ongoing from 22nd April. 
They don't expire until 24th July as the recipient, the registered owner of the claimed land, is allowed that much time to respond. If he consents sooner then the application and registration can be completed sooner.
If he does not respond then the case can't be completed until after the 24th July date

Hi Adam, 

thank you for this. So in terms of finalising the land registry, how long would this usually take after the notice period is over on the 24th of July? (Assuming the registered owner does not respond)

Hi Sophie - if everything is in order the application can often be completed within 48/72 hrs

Just a quick one. Once the notice period is up, will the land be added to the existing title or would it be under a different title?

Hi Sophie - as things currently stand that decision has not as yet been finalised. If there's a concern over whether it's one or two titles then I'd suggest the conveyancer contact us to confirm

Good morning 

I hope you are well. We have recently spoken to our sellers solicitor who has told us that they have requested amalgamation for the two title numbers at the end of this process. I am now wondering if this will make any difference to the length of time it takes to finalise it all (assuming there is no response from the registered owner). I know before you mentioned 48/72 hours and I just wondered if this would be similar with the amalgamation or not?

Good Afternoon Sophie - it adds a little time to the processing angle but nothing significant that might affect the timescale I quoted. But the amalgamation won't be actioned until matters can go ahead

Thanks for your response. So I assume if the adverse possession process finishes and all is ‘ok’. At that point they will action the amalgamation which from what I’ve taken from your response shouldn’t be much longer than 48/72 hours?

Sophie - that is correct but that 48/72 hrs is an estimate only and not definitive. Really need to wait until the time has elapsed re the wider checks and go from there
I would not recommend making firm plans re a specific date just yet
