Hi I was wondering if you could help. I am purchasing a property and i really don't want to loose it but here is all the information i received from the sellers solicitor: Address: 20 George V Way, Perivale UB6 7HS The original application to remove the unilateral notice was submitted to Land Registry back in April 2025. This application has been sitting in the Land Registry queue since then. On 12 February 2026, the team contacted Land Registry to request that this existing application be expedited. Regarding the charge, there has been a complication with the relevant family members' legal position which we are actively working through. We are exploring options to resolve this as quickly as possible. Would it be possible to get some update as its coming up to 1 year and still no update? Thanks Viral

Hi Viral - the application remains with us whilst we carry out wider checks. Those checks involve contacting the beneficiary of the Notice and they have until the 19th March to consent/object to the removal of the Notice.<br> If they consent it can be completed sooner. If they don't reply then it should be completed shortly after the 19th.<br> NGL140089

Hello Adam! First of all THANKYOU for a very quick response! honestly you responding within 1h its really amazing! Also thank you for the update to - jus to confirm, If the beneficiary does not respond by the 19th of March 2026 then the application gets approved and completed? thanks viral

Viral - that is how things generally work. It's a human, not auto, process so the casework team have to check all contact channels after the 19th before completing matters

Viral - https://www.gov.uk/search-property-information-land-registry If you are buying your conveyancer will do this anyway

Hello i was wondering if there is any other outstanding enquires with this property? as it seem like there is in regards to the 2007 charge. this may be a A Change of Ownership or Beneficiary Transfer Has Been Submitted but Not Completed?

Hello Viral - nothing else pending and the only application submitted was to remove a Unilateral Notice which is what has been completed. The 2007 Legal Charge remains on the register until an application is made to discharge it. If you are buying then that normally happens as part of the selling/buying process as the seller/borrower needs to purchase monies to pay off their lender. NGL140089

Hi Adam, I have been told from my solicitors that the sellers’ solicitor has confirmed the charge‑removal application has been submitted to Land Registry. Could you check whether this is the case and IF so if this has been expeditated.
