Hello, We are waiting for an application to complete since we have sold our house STC back in March and our solicitor cannot proceed until the previous application completes. The solicitor for the application seemed to get to work on this very slow, they said it reached the front of the queue for processing back in Nov 2025. There was a requisition that was responded to in April and then we discovered the land registry was having difficulty with an ID check so, proactively (we didn’t know if this would be helpful) we procured a new one, the other solicitor firm for the original ID check has since responded but the case has been sitting with a case worker for a while and now our buyer is threatening to pull out because things are taking so long. Please can you advise on this case, is it possible for this to be looked at any sooner and is there anything else we can do!? We have called but could not get much information and we are very anxious and worried about this. We appreciate any help you might be able to give us on this. Thank you in advance, Greg

Hello Gregory - sorry to read of the issues you are facing but there's not much I can add to what you are already aware of. If I have understood correctly you have submitted new ID verification but if we are to be able to consider it and accept it for registration purposes we need the actual applying conveyancer to provide and confirm it as part of their own application Totally understand why your proactive actions might be seen as helpful but the identity verification, requirements and checks are all there to help protect us all from property fraud. Bypassing the normal process can add additional red flags/risks that then need to be dealt with and that is what has happened here I would recommend speaking to the firm who submitted the original application and being led by them as to what is required next.

Thanks Adam for your prompt reply. Is this to say that we have made everything worse? :-( The solicitor who submitted the application (firm 1) said they will not discuss any of the ID issues because it was a transfer of equity (ie 2 people on the title becoming 1 person) they only handled the ID check for person named on the application. They said that the person being removed needed an ID check from a separate firm (firm 2) which is what they did. They have told us to speak to the firm 2 who have since become unreachable. We later found out that HMLR were have difficulty verifying that check from the firm 2 (probably because they are not responding) and we spoke to someone at HMLR who said we should send in another ID1 so that is what we did with another firm (firm 3). We are trying our best and have become embroiled in a complete mess. Is this case likely to complete at any point or is this application going to get rejected? Has something been sent back to firm 1 that they need to act on now? Thank you again, sorry for so many questions.

Gregory - no, it doesn't make everything worse but we have to follow a fairly strict series of checks and balances re such matters to ensure the safeguards are in place. I can't share specific details around what we do but you have already identified and understand some of them from your comments made. The irony is, and it's good news, is that the application has actually been completed and the register updated whilst I have been trying to explain the position. The updated register is now available online
