I moved into my new build flat in August 2024. I have yet to receive my title since then. On the 3rd of February, I put in a request to expedite my application as my mortgage was due to expire on the 31st of March and I wish to staircase. On the 24th of February, I called HM Land Registry to ask for an update and my guy on the phone said he would put in another request. Nothing since then again. I called yesterday for an update and Emma L said she would email me with updates and nothing since then. My solicitors have not received any requests for additional information or any issues so I don't understand the delay.

Hi Jessie - nothing concrete as yet other than the casework team are speaking to Sage to try and clear the application ahead of your own to enable processing to continue TGL628904

Hi Adam, thank you for the update. That's the most I've been able to get from anyone. I was under the impression that expediting my application would mean they would try and complete my application before those in my building but if I'm waiting for the casework team to clear the applications ahead of mine with Sage, I will definitely lose my mortgage offer.

Hi Jessie - applications against titles are done in 'priority' order. That's nothing to do with which is most urgent but invariably linked to the order in which they have been submitted There is only one application ahead of your own and that's a transfer between Sage Housing Limited and your landlord. That has to be completed before your own lease can be registered TGL628904 Your conveyancer will be aware

Ok thank you for letting me know. I'm assuming that Sage has been responding and providing the necessary documents to complete that transfer? If not, I'm happy to chase them up to make sure that is completed in a timely manner.

Hi Adam, just wanted to check as I've followed up this matter with Sage's solicitors and they said they haven't been contacted. Has either Sage or the landlord's solicitors responded to the Land Registry in order for the application before mine to be completed? I have tried to esclate this matter twice now and still I have not received any updates.

Hi Jessie - no response from Sage's solicitors, Devonshires, as yet. I have asked the casework team for an update as to their contact with the firm/response received or otherwise TGL628904

Jessie - I understand that Devonshires are awaiting a response from the Management Co to a request made in January. We can't move forward on the registration until we get that 'missing' paperwork. I understand that they are pursuing the MC again. TGL628904
