Hello

Referencing original Title WM65427.

This lease extension / update was requested to be expedited and was completed 4th November.

However, as the purchaser I checked the new title (MM189960) plan document and noticed that the incorrect garage at rear of property is indicated with red outline. The correct garage is the next one to it on the left.

Can you advise if the conveyancer has contacted HMLR referencing the recently completed expedited application, regarding the garage ? And if so, can this correction be expedited as it relates to the recently completed expedited application ?

Hello Kevin -  I cannot find any application or contact concerning the title MM189960.

Hopefully contact will be made by conveyencer with HMLR soon regarding requesting a correction regarding garage.

Kevin - I would advise that you or the solicitors request for the matter to be expedited after the application / enquiry has been submitted.  This will ensure we process it as a priority.

Can you advise if an application has been submitted yet by the conveyancer regarding requesting garage position being corrected, and if so, has a request to have this matter expedited also been submitted ?

Hello Kevin - nothing as yet re MM189960. If they have submitted a request to amend the title then they would have an enquiry reference eg 231117-123456

This is holding up a property sale and should've already been submitted by sellers convayencer this week.

I will follow this up with solicitors this morning.

Title MM189960

I've been informed that the sellers convayencer submitted an application amendment yesterday morning. 
The request was sent via e-mail as an urgent request / correction relating to the recently completed lease extension (WM 65427).

Can you advise what the present status is for MM189960 please, and if it will be expedited due to property purchase being at final stage, but now waiting on garage position being corrected ?

Kevin - there was an enquiry re MM189960 yesterday morning which was actually replied to in the afternoon. Hopefully the solicitor can confirm for you

I can't ask the sellers solicitor unfortunately, and my solicitor hasn't received any new updates. Completion date for this property is the end of this month, but this matter requires correcting prior to completion by HMLR.

My understanding is that the HMLR mistake / error made during the recently completed lease extension application, was reported via HMLR on-line contact form, and as you've confirmed, HMLR reviewed the enquiry and responded by e-mail.

From what I've researched on this regarding Land Registry errors / mistakes reported via HMLR on-line contact form, HMLR review the enquiry and respond by e-mail with one of two responses:-

1. To correct simple errors, a Land Registry case worker would usually itself lodge an application to the Land Registry. When completed, they will send the updated official copies.

2. If the error is complex, HMLR may request more information or request that a a formal application is submitted by convayencer / solictor.

Can you advise please, whether the enquiry was responded to as a 'simple error' or a 'complex' error' ?

Hello

This is extremely frustrating and stressful not knowing what is going on with this, as it is holding up property sale that is supposed to complete next Thursday.

No update on this from sellers solicitor yet despite my solicitor making requests on this.


Can you advise what the present status is for MM189960 please ? Have HMLR made a decision on correcting the mistake / error ?

Kevin - There is nothing currently pending or ongoing with us with regards to the title MM189960.

The enquiry that my colleague referred to a few days ago was investigated and a response given to the solicitors.  According to our investigation there was no error and the enquiry was closed after the response.
