It has been more than 2 years since my solicitors lodged the land registry application an there is no way for me to track the application progress other than just emailing my solicitor for an update. I thought if anyone here could please help track some details on the ongoing application. The reference I have is NB934F4, wanted to know what info has been used because all I have is this id and not even any confirmation that its my name used on the application etc Thanks.

Momshad - I am sorry to read of the lengthy delay. The application was submitted on the 23rd June 2023 and is protected from that date. The new lease is in your name and one other and your ownership is also protected from that date.
There is no real need to track the application as it is simply waiting to be processed. There are a large number of other new lease purchases to be registered against the same landlord's title, some of which were submitted before yours and which are 'older'
There is nothing to be concerned by and once it is processed we will notify your conveyancer and they will in turn usually notify you as well
TGL603380 (provisional new title)

Thank you so much for this information! As you have mentioned there are 2 leases which I have also seen on the land registry website where you can purchase the current title deed etc.

why are there 2 leases ? And I am assuming it’s for the same property. Is it a duplicate or something else is going on, any substantial difference between the 2?

Thanks,
Momshad

Could it be that 1 lease is in my name and the other in my wife’s name, Sumaiya since we have joint ownership ?

Momshad - there's only one lease, in your joint names, being registered under the reference you quoted which matches the provisional title number TGL603380
Which service are you using online and what search parameters are you using?

It’s from the gov.uk website

https://search-property-information.service.gov.uk/search/search-results/xgAt02hKDFBMR7pdGo81gA==

also wondering about the date, 23rd June, is this the date that the application was submitted by the solicitors? My solicitors sent a screenshot showing 9th June as the date of the application, and has the reference NB934F4

My key transfer was on April 28 so 23rd June is within the 2 month window.

Momshad - 9th June was the date it was submitted, apologies.
No point searching online until the registration is completed. The reason you get multiple results is because your lease is out of a head lease so there will be other leasehold titles revealed.
You need to wait until TGL603380 is registered and if you then want to search for your registered information best to do it by title number and not address
NB934F4

Hi,

I have not been able to get a reply from my solicitor so I thought to ask for your help again, is it possible to check if any progress has been made on my application?

Thank you
