Regarding the rights being reserved and granted

Ty58086- hi I’ve had a thread going regarding an application that was made for 3 greystead close I have been advised the title has been updated and is now available to view online so I went back with this information to the estate agent who advised this is correct but now they are waiting to hear from the land registry with regards to the rights being reserved and granted and that no timescale can be given on when this will be completed could you give any further information please with regards to this thanks Paul 

Paul - there's no pending application against the same title. If there is an application pending I assume it's against a different title - can you ask them to confirm the title number/property address/our (ABR) reference if so please?<br> I've checked the freehold title as well and nothing pending against that either<br> ​​​​​​​An Estate Agent would not normally be directly involved in the conveyancing you refer to&#160;<br> Ty58086

Hi thanks for your reply no it’s the sellers solicitors that’s giving the estate agent the updates then they are updating me and that was the update she give me yesterday it’s for the same address 3 greystead close where the application has just been complete for tge title absolute so I contacted them to see if everything could go ahead now and she replied with they are still waiting to hear back from the land registry with regards to the rights rights being reserved and granted and there’s no timescale sorry so I just feel like I’m stuck in limbo&#160;

Hi Paul - understood although nothing pending so unsure what it is they are referring to. Nothing I can usefully add as the feedback you have received is too bagie and suggests there's something to be resolved between the conveyancers and not HMLR&#160;<br> TY58086&#160;

<p>Hi I have spoke to my solicitor he has advised me that the sellers solicitor has put a new application in to amend the rights as they have been missed off the original application that was completed a couple of weeks back could you advise me if there is any updates Thankyou&#160;</p>

Hi Paul - I checked enquiries too and nothing referencing that title number. If they have enquired then they will have an enquiry reference they can share with you hopefully<br> TY58086

Hi Paul - that enquiry was replied to on the 16th August. There's been no response since and no request to amend the title involved from that conveyancer.<br> However it appears we now have an actual request to amend the title from the other conveyancer. They contacted us on the 22nd August and that's now underway with the support team who deal with such requests<br> TY58086

Hi Paul - amendments are not expedited but it has been escalated. However it may still be several days at least before it's actioned fully<br> TY58086

Hi Paul - the casework team contacted the conveyancer on the 3rd to explain what they intended to do re amending the register and seeking their comments. We await their response<br> TY58086
