Dear HMLR,

We have been in the process of removing charges with HMLR for the purchase of our house (no chain). The application for 2 charges were filed at the end of September and were removed by yourselves on Monday 8th of December this week. On Monday 8th december a further application was filed by the seller’s solicitor to remove the associated restrictions attached to the charges. As far as I am aware the whole process has been expedited but we have been waiting since July for the move and this is the only thing holding us up and stopping us moving in before Christmas. I do not have the application number but the address of the property is: 23 St Catherines, Wimborne, BH21 1BE.

Please can you share with us where we are up to with dealing with this restriction, please, and whether this is likely to be removed soon as it is associated with a charge that has already been removed following lengthy back-and-forths with the seller’s solicitor, please?

Hello Issy - There is no application submitted to us on 8 December or currently pending against the title. 

Two applications were submitted on 29 September, one of which was completed on 8 December and the other one on 11 December.

Can I ask, have the restrictions and the charges all beeb removed in that case, please?
i.e. is there anything outstanding or has the seller’s solicitor been asked for anything additional?

Hi Issy - There is a Charge (mortgage) and a restriction associated with it still on the title. 

Normally, this would removed as part of the application to register the change of ownership.
