I'm thinking of doing my own conveyancing as I know what forms I need - is it a good idea or should I be using a conveyancer?

Whilst you may not have to use a conveyancer to prepare and submit an application to HMLR land registration is complex and is designed to protect legal and financial interests in property. There can be significant consequences for any error made whether that's making the wrong application or completing the forms incorrectly<br> We would aways advise you to consider seeking legal representation.<br> <a href="https://www.gov.uk/guidance/making-an-application-without-legal-representation">Making an application without legal representation - GOV.UK</a><br> A few extra pointers that may help you decide whether you want to DIY your own conveyancing or not <ul> <li>If there's a mortgage involved then your lender is very likely to insist that you use a conveyancer - a lender often has to consent to you updating the register and as such has a significant say in whether you can DIY or not</li> <li>Updating or creating a registered title can appear simple on paper. Whilst we can link you to guidance on how to complete the forms we can't advise you as to whether that's the 'right' or 'best' thing to do - this is especially true when an owner dies or you are thinking of adding a family member as a legal owner</li> <li>We can't advise you on tax liabilities such as SDLT, IHT, CGT and more and as a result whether applying to do something has any impact on same or is the 'best' option</li> <li>Conveyancers are familiar with the forms and processes involved, can advise you on the legal impact of any changes and recommend what options exist and which might be 'best' for you.
